While fire may be a more common concern among homeowners, your home could in fact be as much as ten times more likely to be damaged by water than by fire.* Significant sources of water damage to one s property can come from weather-related moisture or flooding, including flooding from heavy rains, flash floods, dam and levee failures, tidal storm surges and mudflows. In addition, new construction of buildings, roads or bridges can alter the flow of water, increasing the potential for flooding.

Living in a high-risk flood zone can increase the likelihood of experiencing a flood, but being outside a high-risk zone does not mean homeowners are safe; flooding is always a possibility due to causes such as heavy rains, snowmelt and spring thaws.

Protecting Your Property Before, During and After a Flood

There are a number of things you can do to help minimize or prevent water damage to your property. Follow these tips to help prepare and recover from potentially costly flood damage.

Before the Flood:

  • Know your properties flood zone risk and evaluate your flood risk with this reference guide from IBHS.
  • Have your furnace, water heater and other permanent equipment elevated above the expected flood levels of your area.
  • Inspect sump pumps and drains regularly to ensure proper operation.
  • If you own a generator, have a licensed electrician provide a transfer switch to your sump pump so you can operate it in the event of flooding.
  • To help prevent sewage backup, have a licensed plumber install an interior or exterior backflow prevention valve.
  • Keep sandbags on hand to help divert unusually high water away from your foundation.
  • In snowy climates, flag drains to avoid plowing snow on top of them.
  • Learn the flood alert signals of your community.
  • Collect emergency building materials if you live in a frequently flooded area. These may include plywood, plastic sheeting, lumber, nails, shovels and sandbags.
  • Plan and practice an evacuation route. Designate a place for family members to meet in the event they become separated.
  • Review with all family members how to shut off utilities in an emergency.
  • Plan a survival kit with important documents, including insurance documents, medications and critical items in the event you need to leave your home.

During the Flood:

  • Listen to a battery-operated radio or television for the latest storm information. If advised to evacuate, shut off all utilities and evacuate immediately.
  • Move to high ground, avoid rising waters and do not walk or drive through any floodwaters.
  • Stay away from downed power lines and electrical wires.

After the Flood:

  • Listen to the radio and do not return home until authorities indicate it is safe to do so.
  • Once allowed back into your home, inspect it for damage. If your property has been damaged, promptly report the loss.
  • Be watchful of snakes that may have found their way into your home.
  • Throw away all food that has come in contact with floodwaters.
  • Remove standing water as quickly as possible, including from your basement. If your basement is flooded, pump out about 1/3 of the water per day to avoid structural damage.
  • Properly dry or remove soaked carpets, padding and upholstery within 24-48 hours after a flood to prevent mold growth. Discard anything that cannot be properly dried.
  • Wash and disinfect all areas that have been flooded. This includes walls, floors, closets and shelves, as well as heating and air-conditioning systems. Do not energize electrical or electronic equipment that may have suffered water damage without first having a qualified electrician inspect and/or test it.

How to Survive a Flood

Floods can strike quickly and with little warning in many parts of the world. Surviving a flood is a combination of preparation and appropriate action as soon as the disaster begins. Prepare yourself for a flood by packing an emergency kit and finding shelter. Stay away from water and stick to high ground during the flood. Afterwards, cautiously return home. Disinfect and repair affected areas so you’ll stay safe even after the water is gone.

Method One of Five:
Making a Flood Survival Plan Edit

Identify where to go during an evacuation. Sit down with your family to establish a plan of action. Pick several meeting spots in case you need to leave home, such as a friend’s home in a safe town or a shelter in your area. Make sure everyone in the family knows where these locations are and how to get there. Make sure the shelters and the routes to them are through high ground. [1]

  • Call your local Red Cross chapter, emergency management office, or planning and zoning department. These coordinators will have designated shelters, such as schools or stadiums.

Create a family communications plan. Print out blank plans on Write down contact information, neighborhood meeting spots, and personal identification details. It’ll make everyone easier to find in case of an emergency.

  • It’s better to text during the flood. Texts have a better chance of getting through and don’t tie up lines needed for emergencies. [2]

Assemble an emergency supplies kit. Ready a kit that includes basic necessities. A good kit will have enough food and water for everyone for at least three days. Pack at least three gallons of water per person so everyone can drink a gallon a day. Bring a week’s worth of any special medications your family needs and a first aid kit. Pack at least one clothing change for each person. Include warm clothing and rain-resistant gear. [3]

  • Remember to check your food supplies every year. Replace expiring food.
  • Bring personal identification documents such as passports, driver’s licenses, birth certificates, and bank account numbers. Also pack some extra cash. Store these in a waterproof container.
  • Think of what you and your family will need to complete your kit. You may include items like a can opener, duct tape, pet supplies, baby supplies, and sanitary items.

Listen to the news for flood risk warnings. Flooding information can be found on your local news or weather station’s TV channel or website. Tune in to monitor changes in the weather. Also, listen to local radio stations for periodic updates. [14]

  • A flood watch means that flooding may happen in your area. A flood warning means flooding is happening or will occur soon.

Watch known flood areas. Keep an eye on dangerous areas such as drainage channels, canyons, and streams. These tend to overflow quickly in flash floods and are very dangerous. Stay far away from them and recognize any that are near you. They may cause flooding before there are any news reports. [15]

Listen to the authorities for directions. If you are evacuated, don’t attempt to go home until the authorities say it’s safe to do so. Floodwaters can persist for some time even after the immediate threat is gone. In addition, listen for the authorities to say that water from the community water supply is safe to drink. [16]

  • Stay tuned to news sources on the radio, TV, and online.

Method Five of Five:
Returning Home after a Flood Edit

Watch out for damaged areas. Roads and other paths will have been eroded. Stay off of bridges. The soil under usual routes will be muddy and less able to support the weight of vehicles. Find alternate routes over high ground or wait for the authorities to indicate which roads are safe. [17]

  • Buildings that were hit by floodwaters are also dangerous. They may have unseen damage and collapse on you. Stay away from them.

Avoid downed electrical lines and flooded areas. Assume any downed power lines or electrical wires are live. Don’t approach them. Assume any floodwater you see is also dangerous. Stillwater may be contaminated with gas, oil, and sewage. They may also have become electrified. [18]

  • Don’t try to enter buildings surrounded by floodwater.

Turn off all electrical and gas lines. Your home may have suffered structural damage, including wet electrical wires and gas leaks. Don’t depend on standard power sources. Instead, inspect your home for damage using a flashlight. When possible, have a professional repair the damage. [19]

  • If you smell gas or hear hissing, get away from your home immediately.
  • Don’t use candles or lanterns until you’re certain the gas lines are secure.

Use a stick to check for snakes. Dangerous animals may have washed into your home or taken shelter there. Overturn hidden areas with a stick or pole as you search for damage. The last thing you need is to have a pet or family member bitten by a snake. Have an animal control specialist come help remove them. [20]

Take pictures of your home for insurance purposes. This may be the last thing you think of, but it’s important to document the damage. Get movies or pictures of your entire house. Use a disposable camera if you have to so you can get accurate pictures of the damage. Continue capturing the necessary documentation as you clean. Contact your insurance agent for more information.

  • Doing this will make insurance claims, disaster assistance applications, and income tax deductions much easier to complete down the road.

Make repairs to your home. Your house may be unsafe to occupy. A sump pump, wet-dry shop vacuum, or water pump will remove standing water. Have a professional check your home for structural damage. Get someone to repair leaks in the septic system and gas supply before going back into your home. Follow up with electrical repair work for damaged wiring. [21]

Clean your home. Mud and water that washed into your home can contain sewage and dangerous chemicals. In addition, leftover water leads to mold. Open up all the door and windows. Scrub affected areas with hot water and a cleaner like a heavy-duty laundry or dish detergent. Follow up by disinfecting with a 10% bleach and water solution. Wash your hands after cleaning. [22]

  • Fans are useful for blowing air out of your home or drying out hidden areas like corners.

    Unfortunately, Farmers employee, Rebecca Sullivan was one of them. Two years ago, her sump pump failed and her entire finished basement flooded.

    Her Story

    “I was working from home on a rainy day, and noticed the Wi-Fi had stopped. It was in the basement, so I opened the door to check it out,” She said. “My jaw dropped when I saw about two to four inches of water sloshing on the basement floor. It was much more than just a wet carpet.”

    Luckily, Mrs. Sullivan’s homeowners insurance was there to cover the damages.

    “We had sump pump failure coverage as part of our homeowners insurance,” She explained. “We knew it was on our policy, but I honestly didn’t know the specifics.”

    In other words, she had no idea that her sump pump coverage had restrictions. So when she went to file the claim, she was in for a serious surprise.

These backups not only cause damage that is difficult to repair, but also create dangerous health hazards. A floor drain backwater valve or mainline backwater valve can save the day. These check valves are also sometimes referred to as backflow prevention valves or backflow preventer valves .

    While cities and municipalities work relentlessly to clean and inspect sewer main lines, it is still possible for a sewer main to plug up and allow water and sewage to flow into the dwellings it serves. But help is here! By installing the award winning Mainline Fullport Backwater Valve (sometimes referred as a Backflow Preventer ) in the main line to the sewer, property owners reduce their exposure to such an incident to almost nothing.

    Who’s at risk? Your home or building may be susceptible to sewage backups if the lowest drain is less than 24 above the nearest upstream manhole. Most building codes require owners to install a backflow prevention valve to minimize the chance of flooding at properties with drains that meet the specification mentioned above.

    How does it work? A backwater valve can be installed in the basement at the exit point from the home or building, or in the sewer lateral outside of the building.

    The “lateral” is the underground pipe that carries sewage from private property to the city�s sewer main. The backflow valve is installed downstream and prevents sewage from backing up into the lateral beyond ( above ) this valve.

    When installing in a lateral, the backwater valve is placed in an access box to make maintenance easy.

    Backflow prevention valves (and all safety check valves for that matter) should be inspected on a quarterly basis and anytime you think they have closed. With our award-winning design, patented backflow valve, you can simply look through the clear plastic lid for easy visual inspection and remove the screw-off cap to clean out any debris!

    Note: This type of check valve should not be confused with and does not replace the sewer trap that prevents sewer gas from entering a building where it is installed.

    Be sure to check with the plumbing authority in the municipality in which your valve is to be installed to insure that your installation is in compliance with local code, and be sure have your valve inspected by your local plumbing inspector after installation. Inspect your valve frequently; the Backwater Valve through its clear plastic housing top, and the Adapt-A-Valve, by removing the gate cassette.

    Pipe end-to-end, the Adapt-A-Valve takes up 6 of run in your line and the outlet is 1-1/2 LOWER than the inlet, so in just 6 the level of the pipe at the outlet side needs to be 1-1/2 lower.

    Pipe end-to-end, the Backwater Valve takes up 12 of run in your line and the outlet is 3/4 LOWER than the inlet, so in just 12 the level of the pipe at the outlet side needs to be 3/4 lower.

    Depending upon the amount of slope in your line (2% minimum is required for proper operation), you may need to replace several feet of pipe downstream from the valve to average out this loss of fall.
