This hotel is right around the corner from the coach station, next door to the Grand Opera House Theatre, so it was so handy for us.

It is a 5 star hotel and it is easy to see why. The hotel is gorgeous and the staff are so friendly and helpful. We had to ask for directions quite a few times but they never got impatient and they went out of their way to assist us.

We didn’t have food in the restaurant, but we had cocktails and although they hadn’t mentioned ‘Mocktails – non-alcoholic cocktails’ on the menu, there was no hassle at all when I asked for some to be prepared. They even used a fancy martini glass ๐Ÿ™‚

The bedroom was stunning – we had a twin room and the beds were very roomy. There were a few different types of pillows (feather, hypoallergenic, etc) and there was a little information booklet stating that if we wanted different types of pillow, they would accommodate us.

There was also a sofa in our room, which was handy for packing to go home!!

The bathroom was lush – massive rain shower AND a bath. and, the best thing of the whole lot, in my opinion, is that the little toiletries were Cruelty-Free and Vegan. You *almost never* get both options but this really made me smile. Most hotels ask that you let them know if you need new towels each day, but to have such an ethical stance as to provide cruelty-free toiletries that had ‘no animal derivitives’ was just amazing ๐Ÿ™‚ leaping bunny symbol and all.

10 out of 10 for this amazing hotel. Can’t wait to book my next stay ๐Ÿ™‚

Slieve Donard (via the Glen River) – Northern Ireland s Highest Peak

Slieve Donard (via Glen River)

Route Description

Leave the car park in Donard Park heading towards the mountain and follow the Glen River uphill through old woodland of Scots Pine, Oak and Birch. At the first of 3 bridges, cross to the opposite bank.

Continue uphill through the forest, above a deep cut riverbed, for about 400m until another bridge is reached. The riverbank overhangs along this section so extra care is needed.

At this point cross back to the left hand side and resume journey uphill through the trees.

At the next bridge continue across the forest road and onto the rough track heading up towards the mountains, with thick forest on right (fenced), until a gate and stile is reached.

Cross the stile and follow the track above the river for about 2kms, heading towards the saddle between Donard and Commedagh.

At this point, the path crosses the river and continues uphill to the ‘Saddle’ where it meets the Mourne Wall.

At the Mourne Wall turn left and follow the wall steeply uphill towards the summit.

From the summit return by the same route, staying close to the wall until the Saddle is reached again. The cliffs on the north side of Donard known as Eagle Rocks should be avoided by walkers since the approaches are steep.

Return to Donard Park following the line of the Glen River.

Getting to the Start

Follow the one way system to the south end of Newcastle main street. Donard Car Park has ample parking.

Accessibility Grade

Managed to get to the top of Slieve Donard today. Still some snow against the wall.loads of couples climbing which was nice to see. It is also such a really quite place when the large groups have disappeared. Went from bloody bridge, first time so I do not know the Newcastle car park route. I decided against fell running it and it took me 7.20 11.10kms. my pace trebles backwards once I hit a hill. The view at the top was amazing, the sea was flat calm, Dublin, the sugar loaf, Scotland, isle of Man and Belfast and all the surrounding mountains visible. Although there are boggy areas, I do not know if boots which pull the legs off you are better than a decent pair of trainers, runners or gutties depending where you are from

My first ever proper hill/mountain walk, and my 47 year old knees are showing their age. The forest stage at the start is tougher than you would imagine, the next section is fine, the hike to the saddle isn’t easy and the final ascent along the wall required a good few short breaks. That being said, it was a wonderful experience filled with fabulous views and friendly hikers. I had hoped for a bit of cloud to move in as I reached the summit and the weather didn’t let me down. It went from clear skies to a downpour and 20m visibility in a heartbeat. Very glad to have decent waterproof clothing in the rucksack. All in all a great day. I will be back.

About Northern Ireland Hospice

Northern Ireland Hospice is a local charity caring for local people.

Each year we care for over 3,000 adults, children and young people with life-limiting and life threatening conditions, both in hospice and in the community. We also support their families and carers.

The adult hospice is based at Somerton House, Somerton Road, Belfast and the children s hospice at Horizon House, O Neill Road in Newtownabbey.

Although we do receive some funding from government, we still rely heavily on voluntary donations and legacies to fund our much needed services.

We care for adults

We care for adults with life-threatening illnesses in hospice and in the community, usually in the patient’s own home.

At Northern Ireland Hospice we accept that cure may not be possible and our specially trained staff aim to relieve pain and other symptoms and to provide emotional, social, spiritual and family support. Support for the family continues into bereavement. Our adult hospice and day hospice are located at Somerton Road, Belfast.

We care for children and young people

There are over 750 life-limited children and young people living in Northern Ireland. Life-limiting conditions include conditions such as Batten s disease and Muscular Dystrophy and life-threatening conditions such as cancer and heart disease. These children have very complex needs, often requiring 24 hour care. Many will die before adulthood. We provide respite and end of life care for these very special children, young people and their families, both in the children s hospice at Horizon House, Newtownabbey and in their own homes.

Support for families and carers

We also support patients families and carers, and close friends. Carers looking after a loved one at home who is seriously ill need cared for too. Our Carers Service provides support, information and advice and equips them with the skills they need to look after their loved ones and themselves. In addition, our social workers are trained to recognise the difficulties which families face when someone is seriously ill. They provide help and support with the emotional and psychological effects of serious illness as well as practical advice on financial matters or anything else that families may be worried about.

Culloden Estate – Spa (Holywood, Northern Ireland) – Must Read Hotel Reviews

Absolutely stunning hotel with beauty views! The room was lovely and we stayed in one of the rooms that had not been refurbished it did not fail to disappoint us! In saying that, we ate in the lounge bar area! Firstly service was appalling! service staff didn’t know what each one was doing we waited almost 45mins for our ยฃ37 bottle of wine and the food. Well we couldn’t even eat it, I have had better steaks from my local butcher at less than half the price! The manager and reception staff have no people skills, I’m not expecting pan pipes and roses but when your staying in a room for ยฃ180 a night not including what we paid in food a drink you you expect five star service in a five star hotel! The spa area was ok, I thought it was abit dirty and smelled of a dirty mop, have been to better spas and actually local swimming pools! That’s my second disappointing visit to here, first was a wedding! So needless to say we probably won’t be back.

Afternoon tea โ€“ not 5*, not worth the money and beware of hidden charges!

I went for afternoon tea at the Culloden Hotel for a hen party at the start of the summer. There were 13 of us in total, we were given a private function room and many aspects of the service could not be faulted. The waiter, for example, was friendly and efficient and the food served was very nice.

However for a 5* hotel and at ยฃ30 per person we expected more.

Our party was split over two tables (not a problem) but the servings per plate were not evenly distributed. There were seven at my table but we only had six servings and had to get the extra moved over from the other table. Not a big deal really, but still, you would expect more attention to detail like this from a 5* hotel.

The coffee (and tea) was not the hottest. With hindsight, we should really have raised this at the time.

We were also charged for an extra person โ€“ a place that had been cancelled that morning. We did get this sorted and the charge was removed.

The main gripe is that we were charged for bottles of water. There was never an indication we were going to be charged for these. We never ordered bottles of water, the waiter came to the tables offering still and sparkling water, and at a cost of ยฃ30 per person (which, in my opinion, is pricey enough for afternoon tea) we assumed this was included in the price. Needless to say, we were somewhat surprised when presented with the bill and discovered an additional charge of almost ยฃ30.

My friend, who made the booking, contacted the hotel to raise the issues. She eventually had a phone call to advise that they would look into the issues and we would be refunded the amount we were charged for water. That was several weeks ago now and we have heard nothing since.

In summary – a lovely hotel, in a beautiful setting but serves afternoon tea that is not 5* worthy, likes to add surprise charges to the bill and then promise a refund but unfortunately never deliver on that promise.

This hotel is right around the corner from the coach station, next door to the Grand Opera House Theatre, so it was so handy for us.

It is a 5 star hotel and it is easy.

National Hotel – Motel Brokers – Northern California Most Experienced Lodging Brokers

What sets National Hotel Motel Brokers apart

from other lodging brokers?

  • Our agents have all owned and operated lodging properties so we know how to run a property at the lowest possible cost with the highest possible income.
  • We sell 95% of our listings because of our industry knowledge.
  • We have the highest rate of repeat customers in the marketplace.
  • We have successfully negotiated solutions for distressed properties.

NHMB agents approach every clientโ€™s property with the care and attention they showed in their life as an owner/operator. Their experience with the ups and downs of B Bs, motels, limited service and full service hotels as a property owner/operator gives them the depth of understanding and expertise to intelligently guide a client in successfully selling or buying a property. NHMB has the finest reputation as lodging brokers in northern California and beyond.

Property Analysis to Measure the Upside

Rather than simply accepting the Profit and Loss statement from the seller and submitting it to potential buyers for them to analyze, our agents examine the operation carefully for potential upside.

We begin our analysis by looking at the gross income. As hotel and motel brokers, NHMB pays for and obtains a STR (Smith travel Research) report for each property which shows what the competitive properties in the subject market areas are achieving in occupancy and ADR compared to the subject property. We analyze the market share of the subject property to understand how it can be improved. We find ways for a buyer to raise the top line sales which means more annual cash income and a higher value. To increase the top line income we consider how the property is aligned. Is it an independent property which can benefit from a franchise? Or can the implementation of an internet marketing company who can improve the marketing through the OTAs (Online Travel Agencies) and other internet marketing methods improve the gross room income?

NHMB real estate agents never put a listing on the market without going through the Profit and Loss Statement, item by item to calculate what the real profit from operations should be. We then consult with prospective buyers to show them what can be done with the property to make it more profitable, thus increasing the value of the property. We look at all costs, such as labor, franchise fees, credit card discounts, insurance, legal and accounting fees and any other fixed or variable expenses that are above what one would normally see in an operation the size of the subject property. For example, is the total labor at 20% to 25%, as is normal, or is it 30% to 40%? An excessively high payroll could be corrected by a new owner, with our assistance. Reducing that expense increases the bottomline profit and thus increases the return on investment of the property.

Only an agent with the experience of operating a lodging property who has been an owner and had to meet a negative cash flow in the off season can make these corrections and can show a buyer the upside potential in a property.

Howard and Brian Mathews have handled more than a dozen workout situations for lodging properties in default and assisted the owners and borrowers in the sales of many problematic loan guarantees. Their experience in selling properties during many of the cycles of the lodging real estate market has given them the insight in guiding clients through the intricacies of the finance process. Dealing with SBA lenders and workout programs has benefited owners who have not understood how to negotiate a reasonable workout. NHMB hotel and motel realtors have assisted owners to develop many creative and effective long term plans for distressed properties. This unique financing know-how acquired in the trenches has resulted in solutions to the satisfaction of the borrower and the lender.

The NHMB Difference

The extra work and industry experience that is provided by NHMB benefits the client by increasing the value of the property, shortening the sale time and making the buyers financing more attainable. The operational expertise and financing knowledge of NHMB is why we sell 95% of our listings at the highest possible price. And just as important to us, our operational knowledge and support makes the buyers more successful with their new properties.

To see the NHMB difference, compare the write ups and financial descriptions of any of our listings with that of our competition. Think about which company put the most thought into the listing presentation, which company made the presentation of that property more interesting to a prospective buyer and which one made that prospective buyer more interested in purchasing that particular property. Then think about which company you want to represent your property for sale to prospective buyers.

National Hotel Motel Brokers has an unbeatable track record for satisfied customers, successful escrow closings and problem solving. If you have challenges in operating your property profitably or you would like to purchase a property, call us today at 925 634-2299.

โ€œThe key to a successful listing is the experience of the listing agentโ€
