Mortgage Tax Credit

The Ohio Housing Finance Agency’s (OHFA) Mortgage Tax Credit provides homebuyers with a direct federal tax credit on a portion of the mortgage interest, lowering the tax liability by up to 40%. The tax credit cannot be larger than the owner’s annual federal income tax liability, after deductions, exemptions and other credits.

Homebuyers must have a tax liability in order to use this non-refundable credit.

The size of the tax credit a homeowner receives is based on the location, property and type of mortgage:

  • If you use the tax credit with a loan through OHFA’s First-Time Homebuyer program, you receive a tax credit of 40 percent of the home mortgage interest. The maximum annual tax credit is $2,000. The mortgage credit is in addition to the IRS home mortgage interest deduction.
  • If you use the tax credit with a different mortgage option from your lender, your credit percentage is 30 percent for the purchase of a bank owned property, 25 percent for a property located in a target area and 20 percent for all other properties.

Homebuyers coupling a mortgage tax credit with a loan through OHFA’s First-Time Homebuyer program can also receive down payment assistance equal to 2.5% or 5% of the home’s purchase price.

Am I Eligible?

You may qualify for an OHFA First-Time Homebuyer loan if the following applies:

  • You have not owned or had an ownership interest in your primary residence in the last three years.
  • You meet income and purchase price limits.
  • You meet the credit score requirements. Please note that credit score requirements may be higher for different loan types. Please check with your lender for specific requirements. The minimum credit score for borrowers using OHFA Homebuyer Programs are as follows:

For advice on improving your credit score please contact a HUD-approved counseling agency in Ohio.

An OHFA First-Time Homebuyer loan may be combined with the Mortgage Tax Credit.

Homebuyer Education

Qualified buyers are required to complete free homebuyer education. OHFA’s streamlined education program allows you to complete a course offered by any U.S. Department of Housing and Urban Development (HUD)-approved counseling agency in Ohio. Please note, OHFA homebuyer education is not completed until after homebuyer has submitted their loan application with their loan officer.

How Do I Apply?

OHFA works with lenders, credit unions and mortgage companies across the state. Find an OHFA-approved lender in your area, along with tips to help you with the application process, or call us toll-free at 888.362.6432.

As the state’s affordable housing leader, the Ohio Housing Finance Agency offers a variety of programs to help first-time homebuyers, renters, senior citizens and others find quality affordable housing that meets their needs.

Credit Transfer from Another School

Transcripts of work completed at other colleges may be submitted to the Director of Education for review. Transcripts should be submitted during the first term of a student’s program. Other documentation may also be required. Credits considered for transfer are evaluated by the Director of Education to determine if the course work is similar in nature, content, and level to that required at Bradford School. If the course work is comparable, transfer students may be given credit for courses completed at other approved colleges provided the grades received for the courses were “C” or better. Courses completed at other Bradford schools will be treated the same as courses taken at Bradford School. Because programs at Bradford School are specially tailored to career preparation, course credits from other postsecondary schools may not be transferable. Credit is not granted for advanced placement or experiential learning.

Credit Transfer to Another School

The acceptance of credits is always at the discretion of the institution to which a student is attempting to transfer credits. There may be articulation agreements in place at the time the student enters that may not be in place when the student graduates or desires to attend a particular school. Because programs at Bradford School are designed specifically for career preparation, students must assume that credits for courses taken at Bradford School are not transferable to other institutions. Neither Bradford School nor any of its employees can represent that another institution will accept any courses for credit. A student who is interested in attempting to transfer credits to another institution should contact the Director of Education. Bradford School will supply the necessary documentation that may aid the student in receiving credits for the completed course work provided the student does not owe the school money, is not delinquent or in default on a student loan, or does not owe a refund on any federal or state student financial aid program.

What you should know

Cocaine, heroin and marijuana are the predominant drug threats. The most violent crimes in Ohio are the result of cocaine and crack distribution and abuse.

Compared to other states

Illicit drugs overall average for those 18-25, moderately low for those 26 and older
Pharmaceuticals among the highest for those 18-25, moderately high for those 26 and older
Alcohol average for those 18 and older
Marijuana average for those 18-25, moderately low for those 26 and older
Cocaine moderately low for those 18-25, low for those 26 and older

A closer look

Pharmaceuticals

OxyContin a significant threat. Use traditionally has been in the Caucasian population, but now is also in the African-American population. Abuse of benzodiazepines and oxycodone and hydrocodone products is escalating. Sources are the illegal sales and distribution by health care professionals and workers, doctor shopping and robberies.

Marijuana

Most prevalent drug of abuse. Rural areas of southern Ohio especially provide a good environment for outdoor cultivation. Use of hydroponics in indoor grow operations is increasing. Mexican marijuana from the Southwest Border is mainly distributed by Mexican and inner-city criminal groups.

Cocaine

Powdered cocaine and crack cocaine a significant threat. Mexican criminal groups and, to a lesser degree, other ethnic criminal groups bring cocaine from the Southwest Border to Ohio cities as well as to Detroit and Chicago. From those places, cocaine is distributed throughout Ohio.

Heroin

Distribution and abuse increasing. The rising availability of high-purity, low-cost heroin is creating a large user population who have a greater physical risk. In southern Ohio, Mexican black tar is predominant. In northern Ohio, South American as well as Mexican black tar are predominant. Mexican brown heroin is a problem in both regions.

Dominican criminal groups control the distribution of South American heroin, while Mexican criminal groups control distribution of black tar and brown heroin. Heroin is transported from the Southwest Border to Cleveland, Cincinnati, Columbus and Toledo as well as to Detroit and Chicago. From those places, the drug is distributed throughout Ohio.

Methamphetamine

Increasing. Primary suppliers are Mexican drug trafficking organizations. To a lesser extent, in-state labs produce small quantities for personal use and local distribution. Although meth manufacturing and use are increasing, abuse has not reached the levels of other states in the Midwest.

Club drugs

Growing in popularity in urban areas. The use of club drugs such as Ecstasy (MDMA), GHB, ketamine and LSD has steadily increased in Ohio. Labs in the Netherlands and Belgium transport the drugs to Ohio through distribution centers in Miami, New York City, Philadelphia and Washington, D.C. Most MDMA traffickers are independent entrepreneurs. Retail dealers of MDMA are typically high school or college students.

Alcohol

A moderate problem.

Percentage of Ohio population using/abusing drugs

1 Age group is based on a respondent s age at the time of the interview, not his or her age at first use.

2 Illicit Drugs include marijuana/hashish, cocaine (including crack), heroin, hallucinogens, inhalants or prescription-type psychotherapeutics used non-medically. Illicit Drugs Other Than Marijuana include cocaine (including crack), heroin, hallucinogens, inhalants or prescription-type psychotherapeutics used non-medically.

3 When the Perception of Great Risk in using marijuana or alcohol is low, use of marijuana or alcohol is high.

4 Binge Alcohol Use is defined as drinking five or more drinks on the same occasion (i.e. at the same time or within a couple of hours of each other) on at least 1 day in the past 30 days.

5 Dependence or abuse is based on definitions found in the 4 th edition of the Diagnostic and Statistical Manual of Mental Disorders (DSM-IV).

6 Needing But Not Receiving Treatment refers to respondents needing treatment for illicit drugs or alcohol, but not receiving treatment at a specialty facility.

7 Major Depressive Episode is a period of at least 2 weeks when a person experienced a depressed mood or loss of interest or pleasure in daily activities and had a majority of the symptoms for depression as described in the DSM-IV.

The 4 Best Ohio Homeowners Insurance Companies

Ohio residents don’t have to worry much about natural disasters, and homeowners insurance premiums in the state are low as a result. The average annual home insurance rate in Ohio is just over $721 — well below the national average of $1,034.

That being said, rates fluctuate between cities and really depend on the condition of your home as well as the provider you choose. To make sure you’re receiving the right coverage at the best possible price, make sure to shop around contact several companies for quotes. We’ve highlighted our picks for the best providers of Ohio homeowners insurance to help you in your search, and have included a quote comparison tool below so you can easily get started.

For more information regarding specific Ohio policies and plans, you should also visit the Ohio Department of Insurance’s Guide to Homeowners Insurance .

Find the Best Home Insurance Rates

Enter your ZIP code below and be sure to click at least 2-3 companies to find the very best rate.

Progressive

Progressive has some of the lowest rates for homeowners insurance premiums in Ohio, along with solid coverage options. A standard policy pays up to the limits you outline for any covered damage made to your dwelling or personal property, protects you in case you are sued for liability, covers any medical expenses incurred, and covers any additional living expenses in the event that your home is unlivable after a loss.

Progressive offers a large selection of optional add-on coverage, so you can tailor your policy to meet the needs of your home and budget. Their Guaranteed Replacement Cost coverage ensures comprehensive protection in case of a loss and their Inflation Guard Endorsement automatically adjusts your home insurance limits so they are at 80% or more of your home’s replacement cost. You can cover specific valuables that are not typically included in a standard policy with a personal property endorsement from Progressive, and you can hedge against identity theft and credit card fraud by increasing coverage for resulting expenses.

Like most other providers, Progressive offers discount options for policy bundling and installing protective devices like burglar alarms. However, Progressive misses a few other common discounts, like those for new or recently renovated homes and for remaining claim-free. Although Progressive has low rates, you should consider looking elsewhere if you believe you would qualify for these price breaks, and compare final quotes before making your decision.

Nationwide

Nationwide is a popular homeowners insurance option in Ohio because the company offers consistently cheap and reliable coverage. A standard Nationwide homeowners insurance policy protects against most damage made to your dwelling or additional structures on your property, as well as to your personal belongings. Add-on coverage choices include Nationwide s unique Brand New Belongings option, which allows you to replace any damaged or destroyed items with brand-new versions at no additional cost to you.

Nationwide offers an array of discounts you can save up to 30% based on the age of your home, 20% for bundling policies, 15% for installing protective devices, 15% for being over the age of 60, 5% for being married, and more. Nationwide also has an exclusive partnership with Plenti, a rewards program that lets you earn points by shopping at popular retailers.

If you choose Nationwide as your Ohio homeowners insurance provider, make sure to take advantage of their free On Your Side review with an agent. You can learn how to manage your deductible, understand the specifics of your policy, and select the optimal level of coverage without over-insuring yourself or, more importantly, overpaying.

Allstate

Allstate has a wide range of coverage options, numerous discounts to make your policy more affordable, and exceptional online resources and tools. Regardless of the type of home you live in, be it a ranch, a condo, or even an older home, Allstate offers standard coverage options to protect your dwelling. Allstate also offers unique add-on coverage to protect and recover the things that matter most to you expensive sports equipment, business property, musical instruments, and even electronic data.

Allstate offers numerous discounts ranging from those that are relatively standard, such as 30% for multi-policy bundling and 20% for going claims free, to those are more unusual, such as a 10% Welcome discount and 5% for setting up automatic payments. Where Allstate truly has an edge over its competitors, however, is in their online resources and tools. Allstate’s Premium Gauge tool, for example, allows you to see how various factors, like the age of their home or installing a protective device, would impact your premium rate. Their Digital Locker lets you keep a protected running inventory of all your items and their respective worth. You can access this locker from any synced device and use it to recover quickly and efficiently after a loss. Allstate offers educational articles, videos, and tips that can help you make important decisions as a homeowner.

Cincinnati Insurance

The Cincinnati Insurance Company was formed by four independent insurance agents in 1950, with a dedication to providing local, quality coverage to Ohio communities. Although the company has since expanded and now serves 39 states, the mission remains the same. Cincinnati offers a personalized homeowners insurance experience at an affordable price, is backed by an A++ (superior) financial stability score from A.M. Best, and is consistently well-rated for customer satisfaction by J.D. Power Associates.

Cincinnati Insurance offers two types of standard homeowners policies Executive and Executive Classic. The Executive Policy covers your dwelling and other structures, personal property, legal liability, and provides additional living expenses if your home is unlivable after a loss. This policy is easily customizable with add-on coverage, like protection for your home business, to fit the needs of your home.

The Executive Classic Policy covers high-value homes and provides the same benefits as the Executive Policy, but with a few added perks. The Executive Classic covers the cost of a professional survey of your home for reconstruction, the full cost of rebuilding your home with similar materials after a covered loss, as well as the full repair of your items and payment for purchasing item replacements.

Although Cincinnati offers standard discounts like those for multiple policy bundling, new homes, claims-free history, and home alarm installation, the company nonetheless has fewer discount options than some of its larger competitors. Strong financial ratings, high-quality customer service, and affordable prices, however, make Cincinnati a solid option for your Ohio homeowners insurance policy.

In Criminal / DUI law, being quick, connected, and reputable are the keys to success.

Same Day Next Day Appointments

Because clients and their families are scared, we are specifically designed to get you in for a consultation immediately. We always have an attorney at the office with open office hours, Monday – Fridays. Call 614.675.4845 if you would like to come in for a meeting.

It s not just what you know, it s also who you know

When you get arrested or are under investigation, you want a lawyer who knows the people on the other side – the police, the prosecutors and the judges. This is our bread and butter.

We are active in seeking sentencing alternatives, diversion deferred prosecutions

Many offenses and offenders may qualify for pre-indictment dispositions such as diversion. Post-indictment may permit intervention in lieu of conviction or non-prison sentencing alternatives. We are vocal and passionate about finding non-prison alternatives for our clients.

    Live Free From Addiction

    Alcohol Addiction Treatment Centers

    Alcohol Addiction Treatment Centers

    Alcohol Abuse Treatment Centers

Alcohol abuse is one of the most difficult addictions to admit having. Since alcohol is legal and socially acceptable it is very easy not to think that you have a problem. An alcoholic does not have to be staggering or have blackouts to be considered an alcoholic. There are many people with alcohol addiction that most people do not know about; these people are considered High Functioning alcoholics. Alcohol abuse takes on many forms, from drinking in excess that they blackout or that they just need to have a drink to feel normal.

Alcohol abuse is responsible for more deaths than crack, heroin addiction, and cocaine abuse combined. Alcohol detoxification is also one of the only detoxes that a person can die from because of seizures (this is why we HIGHLY suggest the right treatment center and not home remedies). Alcoholics are also harder to convince that they need to go to an alcohol addiction treatment center because most of them hold jobs and appear to be better off than hardcore drug users. It is important to understand how alcoholics think.

    Understanding Alcoholism

An interesting thing to understand about alcoholism is that it is a choice that is made. If you read the book Alcoholics Anonymous it is never mentioned in the entire book that you have a disease or a drinking problem. It tells you that you have a thinking problem and suffer from a sickness, illness, or malady. Alcoholism is not the problem the problem is the alcoholic. The alcohol abuse is just a symptom of what is really going on. To greatly increase the success of an alcoholic s chance of recovery they must go to a long term inpatient alcohol rehab.

Some people will use medication to help with their addiction but there is little or no success. Drugs such as Antabuse are used to keep people from drinking or it will make them sick. This in no way fixes the problem and is a worthless attempt at a solution, since the addict will eventually just stop taking the drugs and relapse. In order for an alcoholic to recover from alcohol addiction they must change their behaviors and understand why they abuse alcohol (face their demons). As stated above alcohol is not the problem with alcoholics, the person is the problem, alcohol is just the solution.

    The Facts

According to the National Council on Alcohol and Drug Dependence, NCADD. alcohol is the number one abused substance in the United States. It is the number one abused drug in the United States because it is very easy to obtain and in mass quantities. Not only do 1 in ever 12 adults suffer from alcohol dependency, but millions of Americans partake in binge drinking behaviors (5 or more drinks on an occasion). This behavior is very common amongst college aged adults. According to the National Institute of Health, NIH. 37.9 percent of college students partake in binge drinking and 12.2% of college students partake in heavy drinking (5 or more drinks on an occasion on 5 or more occasions per month). Alcoholism is a. epidemic that is seen across the nation. Here are some more facts about alcohol abuse:

    • In 2014, alcohol usage contributed to 88,000 deaths
    • 7 million children (more than 10 percent) live with at least one parent who has an alcohol dependency or alcohol abuse problem
    • Alcoholism ranks 3rd on the list of cause of death in the United States
    • Globally, alcohol has caused 3.3 million deaths in 2012
    • In a recent study, the presence of Fetal Alcohol Syndrome Disorders (FASD) is anywhere from 20%-50% per 1,000 births

It is very important to make sure that the environment is just right to ensure a longer lasting sobriety, if a person does not feel comfortable they will either check out or just go through the motions and will relapse once they get out.

Rather than you calling multiple rehab centers and giving information over and over again, you will call our counselors and then they will do the searching for you. You are in a hard situation let us help take some of the stress and get you or your loved one the help that is needed. It is a free service, so why not call?

Long term addiction treatment vs short term

When searching for an alcohol rehab it is important to consider long-term addiction treatment center. Very rarely can an alcoholic become sober by attending a short term addiction treatment center or an outpatient program. Unfortunately most professionals recommend outpatient facilities for alcoholics thinking it will work especially if the alcoholic has convinced them that they drink far less than they are willing to admit. This is why most people fail at their alcohol abuse recovery, they downplay the severity of the alcohol abuse. It is always a better outcome when alcoholics enter a treatment program that is at least 90 days, followed up with a strong aftercare program. Anybody can stay sober in the treatment center; it takes a lot of help to stay sober in the real world.

People suffering from alcohol addiction face a greater challenge when leaving an alcohol rehab center because they face more triggers. Unlike drug abusers that have to revert back to illegal activities in the event of relapse, alcoholics can just enter a bar or stop at a liquor store and purchase their drug of choice legally. Relapse prevention is probably one of the most important parts of the alcoholic s battle plan after leaving the treatment center. One of the most effective approaches for relapse prevention is the cognitive rehab approach which is explained in this site. We also have more information about other types of Addiction Treatment Centers. If you feel you or someone you know suffers from alcoholism and needs an alcohol addiction treatment center call, we can help.

Top 100 Schools for Animation, Gaming, and Design

Did You Know. Full Sail University offers online degree programs in computer animation, game art, and game design? Learn more about Full Sail University’s online programs.

The animation education industy has never been so competitive, with schools competing for students and students competing for a small number of available industry jobs. The job rate and student employability has dropped to the lowest in years, so a top-notch animation education has never been so critical.

All this has made choosing the right animation school extremely difficult. To help students navigate through the world of animation schools, we’ve put together the Top 100 most highly-regarded and sought after animation schools on the planet. This list of the Top 100 Schools in Animation, Gaming and Design was compiled via a mixture of school reviews, industry-reviewed lists like the Princeton Review, and via a survey of the animation industry professionals and recruiters from companies like Pixar, J.J. Sedelmaier and DreamWorks who were featured in our Interview Series. And without further ado, here are your Top 100 Schools in Animation, Gaming and Design:

Let’s start this list off with a bang by beginning with the School of the Museum of Fine Arts. This design school made our list because it is a tight-knit school that offers a fully customizable course load—but unlike some of their competitors they do it without school-defined majors. They definitely win the prize for being the most flexible program (or lackthereof) on this list. Only problem is: if you don’t like the education you get then you have only yourself to blame (and I suppose the mentor who helps you craft your personalized program). No worries though, their wide-selection of Film, Animation, Illustration and Graphic Design courses certainly won’t let you down.

The University of Visual Arts in Tucson has a small faculty (with an excellent teacher-to-student ratio) and a small-art school vibe. But don’t let the size fool you, this highly-advanced visual arts school packs a wallop with their Graphic Design. Animation and Illustration programs. They also offer BFA degrees in Studio Art and Photography, an MFA degree in Studio Arts with three areas of emphasis, one of which is Motion Arts. Their animation and design courses are highly practical as they focus heavily on industry-dominating Flash software and character development.

When your entire focus is animation, you get pretty good at it; when all you teach is animation, you get pretty good at that too. The Animation Workshop’s sole focus on animation has paid off as they have become the top Scandinavian animation school, and one of the best in Europe. The school has five departments, each focusing on a different element of animation; each department enrolls a limited number of students annually—so that they maintain their great teacher-to-student ratio. Despite their northerly location the school and faculty have fostered tight relationships with the European animation community and have landed positions for their graduates at DreamWorks in the U.S, Brown Bag Films in Ireland, Aardman in the U.K. Cartoon-Film in Germany, Folimage in France, BRB in Spain and more.

The Film and TV School of the Academy of Performing Arts in Prague (FAMU) takes a unique approach to preparing their students to work in the animation industry, they require at least one (most students complete two) short film(s) before graduation. These short films are made in conjunction with the production, editing, sound and photography departments so the animation grads leave school with a professional-looking film; films that regularly score the school’s graduates entry level jobs at prominent studios across Europe. FAMU has two animation programs, a three-year bachelor’s program and a five-year master’s. Their master’s program in animation is extremely tough to get into though as they accept just five students annually.

9Zeros in Spain hosts three four-year animation programs: Cartooning, 3D Animation and Stop Motion. The stop-motion program steals the show at this school though as the 400-hour program is good—and the only one on the continent. This boutique program accepts just 120 students a year. Included in the program is an internship with European-based studios that the school maintains close ties with and an end-of-the-program final project to add to their portfolio. The Spanish animation scene absorbs most of 9Zeros’ graduates.

La Poudrière is an animation school created over a decade ago by France’s most-prominent animation studio, Folimage. The directors at Folimage designed La Poudrière’s program in an interesting way. there is no faculty. Instead the students are taught by the 60 to 80 guest lecturers that rotate through the campus annually. The school’s two-year animation program focuses heavily on animated film directing, has a max of 10 students per class and is taught primarily via supervised projects to ensure that students get the most hands-on experience possible and leave school with a hefty portfolio. Another interesting, and highly realistic, part of the program is that students are forced to create their work within given budgets and time schedules.

The Art Center College of Design (often referred to simply as the ‘Art Center’) has been regularly listed as a top art/design school by BusinessWeek, U.S. News, DesignIntelligence, and U.S. News World Report. Their degree programs in Entertainment Design. Film. Fine Art. Graphic Design. Illustration and Interaction Design all offer tempting elements to aspiring animators, designers and game designers. Their courses are heavily influenced by pop culture, hand and life drawing and a mixture of emerging media.

If living in Long Beach, California wasn’t enough to sell prospective design students on going to California State University Long Beach, then the program the school created would do it. Their BA and BFA degree programs in Graphic Design, Illustration and Studio Art offer interesting tracks in illustration and/or animation; meaning they train artists first, then turn them into animators. This strategy is working well because California’s top animation studios recruit from CSU Long Beach. They also offer interesting media courses in their Journalism and Mass Communications department.

This little beauty was a favorite amongst the employers surveyed in our Interview Series. and was mentioned by many as a school they regularly recruit from. Can’t blame ’em really, because their BA degrees in Animation, Video/Digital art, Graphic Design and Illustration when combined with electives from their Studio Art, Video/Digital Art, Visual Communication and Graphic Design concentrations create superhero-like graduates (think: unstoppable).

The National Institute of Design is India’s foremost institution teaching design and animation, and considering how good the animation talent is coming out of India these days, that says a lot. The school’s mingling courses in Graphic Design, Animation Film Design, Film Video Communication and Exhibition (Spatial) Design are turning out incredibly artsy animators that are providing steady competition for American animation studios. While nobody in animation and gaming likes to talk about outsourcing, NID is the school training the animation masters behind the trend, training artists as well as software experts. They’re good, real good.

You will notice a massive amount of Vancouver animation schools making the list, but this should come as no surprise given their massively successful animation scene and ability to usurp a large amount of animation graduates. The Emily Carr University of Art and Design is another Vancouver-based art and design school to proudly make our list. But we couldn’t pick just one program from Emily Carr to add to this list because the strength of the school is mutually reinforcing the artistic education of its students via multidisciplinary groups, electives and through major/minor combos. The mix of courses between the school’s well-known Animation major , Interactive + Social Media Arts major , Communication Design major. Industrial Design major. Interaction Design major. Film, Video + Integrated Media major. Illustration major and Visual Arts major have created a symbiotic place to learn an amazingly-broad spectrum of visual and computer-aided arts. Students enjoy their university experience at Emily Carr due to the incredibly talented student body, students with whom they get to network and work on a daily basis. This talented student body provides regular doses of inspiration and artistic creativity.

    What Does Salvage Title Mean
Salvage= this mean an insurance company had to pay off the vehicle at one time for any reason it does not always mean the vehicle was a total and in some cases may have little or no damage at all. most of the bikes we get to remarket have only cosmetic damage and most are ridable as is. in order to get a license plate and ride a salvage title bike you will need to have a salvage inspection done on the bike first. Contact your local BMV and tell them you have a salvage title bike and need to get it inspected and get the title cleared. we have sold 1000’s of salvage titled bikes for all major insurance companies and never had one not be able to get the title cleared and ride the bike. the BMV just wants to inspect the bike to make sure it is road worthy meaning that headlight, tail light, turn signals, mirrors, gauges are in working order and that you have all receipts for any parts you replaced and that there is no stolen parts on the bike. you do not have to fix every dent ding or scratch just let them know you plan on riding the bike as is for cheap transportation and don’t care how it looks.

    What Does Cleared Title Mean
Cleared = this vehicle has been paid off by an insurance company and issued a salvage title at one time and since has been inspected by the state it was titled in and has passed all inspections and can be bought sold titled licensed just like normal, the title may or may not retain salvage history depending on the state, but is free and clear ready to transfer and license.

    What Does Clear Title Mean
Clear = this vehicle has a free and clear title ready to transfer, license

    What Does Bos Title Mean
BOS= Bill of Sale No title this vehicle may or may not be able to get a title in most cases sold as parts only

Social Entrepreneurship: The Best Schools Programs

In his 80th year of life, the famous English sculptor Henry Moore was asked a fascinating question by literary critic Donald Hall.

Now that you are 80, you must know the secret of life. What is it?

Moore paused ever so slightly, with just enough time to smile before answering.

The secret of life, he mused, is to have a task, something you do your entire life, something you bring everything to, every minute of the day for your whole life. And the most important thing is: It must be something you cannot possibly do.

The sculptor s remarks represent a nicely packaged theory of a productive life: Throw yourself into something big that you believe in. Obsessively dedicate your life s work to it. And make damn sure it s ambitious enough to stretch you to the limits.

It s a philosophy that has become the motivation for an increasingly larger pool of MBAs that is helping to fuel a boom in social entrepreneurship. As greater numbers of young people dedicate themselves to social enterprise, more and more business schools are also getting into the act. Northwestern s Kellogg School of Management now dangles $80,000 in seed money to a graduating student who launches a non-profit straight out of school that can compete for the prize. Berkeley s Haas School has partnered with McKinsey Co. so that McKinsey consultants act as coaches to student teams who do pro-bono work for local non-profits. Harvard Business School now says that it has about 90 faculty members more than most schools have faculty engaged in social enterprise research, teaching and programs. Since 1993, more than 500 books and case studies have been published by Harvard professors on social enterprise. Interest in social entrepreneurship has exploded in recent years, says Kim Corfman, vice dean for MBA Programs at New York University s Stern School of Business. We are seeing it in applications, in memberships in these clubs, and in volunteer service.

Inspired by what Muhammad Yunus Grameen Bank has achieved in micro-finance and the remarkable results of Wendy Kopp s Teach for America in education, many young people today see the MBA as a springboard into the social sector.

What can a would-be social entrepreneur learn in a business school largely designed for the for-profit world? Greg Dees, co-founder of Duke University s Center for the Advancement of Social Entrepreneurship, puts it this way: We re not teaching them to have the personal characteristics required to be a successful social entrepreneur any more than a music teacher teaches the personal characteristics to be a gifted musician, he said in a recent interview. However, good teachers do more than teach. They also coax, encourage, inspire, reward, and model the kinds of characteristics associated with success. Though we don t teach courage, for instance, we can inspire potential social entrepreneurs to act with courage by exposing them to people like themselves who have started social ventures. A teacher can draw out the potential of a student to be a social entrepreneur and most human beings have that potential if they want to exercise it.

Truth is, the MBA degree has become increasingly versatile and is held by many well-known social entrepreneurs. A large number of high-profile social enterprises are led and championed by MBAs, from Habitat for Humanity International, Acumen Fund, and Alzheimer’s Association to the Center for Applied Philanthropy, Children’s Cancer Research Fund, and World Vision.

Which schools have the best programs to train social capitalists? For years, Yale University’s School of Management and Stanford’s Graduate School of Business had been the two big pioneers in this field. Stanford’s launched its now well-known Public Management Program in 1971. From its start in 1976, Yale’s Management School defined its mission differently from any other business school: to educate not only business leaders but also leaders for society.

Since that time, however, many other business schools have gotten into the social enterprise game, with full-fledged programs, concentrations, social venture plan competitions, and global experiences. The Skoll Center for Social Entrepreneurship at Oxford s Said Business School is a solid example of a relatively new program that is attracting the best and brightest to the social sector. It was founded in 2003 with a generous grant the largest funding ever received by a business school for an international social entrepreneurship program from Stanford MBA Jeff Skoll, the founding president of eBay. Each year, the center hands out fully-funded MBA scholarships to five highly impressive candidates who are named Skoll Skollars. In just seven years, the program has established itself as one of the best in the world.

U.S. News World Report annually surveys business school deans and MBA directors and asks them to identify U.S. schools with standout specialty programs. We’ve taken that ranking in non-profit management, which lists only 11 schools, as a starting point for a deep dive into exactly what each of best is offering social entrepreneurs.

    Clare Hall Long-Term Care Area

Download The Clare Hall Palliative Care Wing Brochure (PDF)

Clare Hall was built in 1971 as a 28-bed infirmary for the Sisters of St. Joseph of the Third Order of St. Francis from the Marymount Province who were in need of nursing care. Clare Hall replaced the outdated rooms on the third floor of the Marymount Convent that had been used for that purpose and added amenities such as a nurses station and examination room, common dining and TV rooms, a wing equipped to provide oxygen, storage rooms, accessible shower rooms, a therapy room and, eventually a Chapel.

In 2015, The Don and Pam Washkewicz Palliative Care Wing of Clare Hall was opened. This wing was designed to provide the support and comfort you and your family need during your stay. Tastefully designed rooms are equipped so your family can spend the night with you. Other family amenities include a kitchenette, dining space, sitting area with a fireplace, shower facilities, and a washer and dryer.

Pastoral care services are available as a spiritual resource and support to you and your family. Pastoral care team members will visit during your stay and can be contacted when needed. Mass is offered weekdays and Saturdays in Assisi Hall Chapel, and Sundays in the Clare Hall Chapel.

Your team of caregivers is coordinated by a physician and registered nurses to best address all your needs and any concerns of your family members. We have close patient to staff ratios. Our specially trained staff of RNs, LPNs, and STNAs is ready to meet your loved one’s nursing and spiritual care needs. The main goal of your entire team of caregivers is to make sure you are cared for lovingly so that your quality of life is maintained at all times.

    Ohio Defamation Law

Note: This page covers information specific to Ohio. For general information concerning defamation, see the Defamation Law section of this guide.

    Elements of Defamation

The elements of a defamation claim in Ohio are essentially similar to the elements discussed in the general Defamation Law section, with the following exceptions and clarifications:

    Defamation Per Se

Ohio recognizes that certain statements constitute defamation per se. These statements are so egregious that they will always be considered defamatory and are assumed to harm the plaintiff’s reputation, without further need to prove that harm. Ohio has a broad definition of defamation per se. In contrast to most states, which limit defamation per se to three or four specific categories of statements, Ohio defines the term as any statement that reflects upon the character of [the plaintiff] by bringing him into ridicule, hatred, or contempt, or affects him injuriously in his trade or profession.” Becker v. Toulmin, 138 N.E.2d 391, 395 (Ohio 1956). A statement can constitute defamation per se only if it conveys its negative meaning directly, not by innuendo or implication.

    Public and Private Figures

A public official is a government employee or official whose position has such apparent importance that the public has an independent interest in the qualifications and performance of the person who holds it, beyond the general public interest in the qualifications and performance of all government employees. See Scott v. News-Herald, 496 N.E.2d 699, 702 (Ohio 1986). Ohio courts have found law enforcement officials to be public officials, including a sheriff, a deputy sheriff, a university police officer, a bailiff, a chief probation officer, and the chief of the criminal section of a city law department. Other examples of public officials include a county treasurer, a county engineer, a municipal law director, a city council member, and members of the Board of Education.

In defining all-purpose and limited-purpose public figures, Ohio courts follow Gertz v. Robert Welch, Inc.. 418 U.S. 323, 345 (1972). All-purpose public figures are those who have achieved pervasive fame and influence. Examples include celebrities, professional athletes, and similarly famous people.

A limited-purpose public figure is someone who injects himself or herself into a particular public controversy. The determination of whether a particular individual qualifies as a limited-purpose public figure depends on the (1) plaintiff’s access to the media; and (2) the extent to which the plaintiff, by virtue of his or her position in the community or involvement in a matter of public concern, can be said to invite public comment or attention. Examples of individuals and organizations deemed limited-purpose public figures by Ohio courts include:

    • the owner of a private art school (for purposes of discussing its administration);
    • a retired schoolteacher who worked for the public school system for 30 years, regularly attended and voiced concerns at school board meetings, and had his own talk show entitled One Man’s Opinion where he discussed matters relating to the board (for purposes of discussing his statements and conduct at a board meeting); and
    • a restaurant and its owner (for purposes of review of the restaurant).

    Actual Malice and Negligence

In defamation suits brought by private figure plaintiffs, Ohio courts require a plaintiff to prove by clear and convincing evidence that the defendant failed to act reasonably in attempting to discover the truth or falsity or defamatory character of the publication. Landsdowne v. Beacon Journal Publ’g, 512 N.E.2d 979, 984 (Ohio 1987). The Ohio test is similar to an ordinary negligence standard, but the clear and convincing evidence standard requires the plaintiff to put forward strong evidence of negligence.

Public officials, all-purpose public figures, and limited-purpose public figures must prove that the defendant acted with actual malice, i.e. knowing that the statements were false or recklessly disregarding their falsity. See the general page on actual malice and negligence for details on the standards and terminology mentioned in this subsection.

    Privileges and Defenses

Ohio courts recognize a number of privileges and defenses in the context of defamation actions, including substantial truth. the opinion and fair comment privileges. and the fair report privilege.

The Ohio Supreme Court has declined to recognize the neutral reportage privilege. The CMLP could identify no Ohio cases concerning the wire service defense.

There also is an important provision under section 230 of the Communications Decency Act that may protect you if a third party -– not you or your employee or someone acting under your direction –- posts something on your blog or website that is defamatory. We cover this protection in more detail in the section on Publishing the Statements and Content of Others.

    Fair Report Privilege

    • Ohio Rev. Code § 2317.04 provides a privilege to accurate reports of state and local legislative and executive proceedings, as well reports reproducing the contents of any bill, ordinance, report, resolution, bulletin, notice, petition, or other document presented, filed, or issued in such a proceeding. A plaintiff can defeat this privilege by showing that the defendant acted with actual malice.
    • Ohio Rev. Code § 2317.05 provides a privilege to accurate reports of the return of any indictment, the issuance of a warrant, the arrest of any person accused of a crime, and the filing of any affidavit, pleading, or other document in a civil or criminal court case, as well as fair an impartial reports of the contents of these documents.
