How to Take Over Someone Else – s Mortgage Legally #take #over

#

How to Take Over Someone Else s Mortgage Legally

You can legally take over a mortgage by assuming the original loan, provided you meet the bank’s requirements. An “assumable” loan is secured by a mortgage that contains no “due on sale” provision. Ask to see the seller’s mortgage documents to determine if it is assumable. Most conventional loans are not assumable. Government loans, such as loans backed by the Federal Housing Administration or Department of Veterans Affairs, are often 100 percent assumable. If you meet the lender’s criteria, explore the possibility of assuming the owner’s current mortgage.

Contact the current lender to request assumption information. Requirements to assume a loan vary among lenders. Even though you are taking over the loan, the lender may require a down payment. For an FHA loan, the down payment is typically 3.5 percent of the balance you are assuming.

Calculate how much you must pay upfront. If the current owner has equity in the home, he may expect the difference between the amount owed and the current value. If you do not have the funds to pay the owner, some lenders will allow you to borrow the money by taking out a second mortgage.

Qualify with the lender. The lender will send an assumption package for you to complete and return. Requirements to assume a loan are the same as if you were taking out a new loan. Lenders evaluate your credit, debt-to-income ratio, and resources to determine if you are a good candidate.

Pay the down payment, closing fees and mortgage buyout costs. Closing costs when assuming a mortgage are usually significantly less than the costs on a regular, new loan.

Attend the closing. At the closing, you complete the agreement by signing the assumption documentation and taking over the loan.

Tip

If the seller’s FHA loan was originated before Dec. 1, 1986, you can assume the loan with a simple assumption process, meaning you bypass the lender’s qualification process. Request an assumption packet from the lender to take over the loan.

VoIP (voice over IP)

VoIP (voice over IP) is the transmission of voice and multimedia content over Internet Protocol (IP ) networks. VoIP is enabled by a group of technologies and methodologies used to deliver voice communications over the internet, enterprise local area networks or wide area networks .

VoIP historically referred to using IP to connect private branch exchanges (PBXs ), but the term is now used interchangeable with IP telephony .

How does VoIP work?

VoIP encapsulates audio via a codec into data packets, transmits them across an IP network and unencapsulates them back into audio at the other end of the connection. VoIP endpoints include dedicated desktop VoIP phones. softphone applications running on PCs and mobile devices, and WebRTC -enabled browsers.

By eliminating the use of circuit-switched networks for voice, VoIP reduces network infrastructure costs, enables providers to deliver voice services over their broadband and private networks, and allows enterprises to operate a single voice and data network. VoIP also piggy-backs on the resiliency of IP-based networks by enabling fast failover around outages and redundant communications between endpoints and networks.

VoIP protocols and standards

VoIP endpoints typically use International Telecommunication Union (ITU) standard codecs, such as G.711. which is the standard for transmitting uncompressed packets, or G.729. which is the standard for compressed packets. Many equipment vendors also use their own proprietary codecs. Voice quality may suffer when compression is used, but compression reduces bandwidth requirements. VoIP typically supports non-voice communications via the ITU T.38 protocol for sending faxes over a VoIP or IP network in real time.

Once voice is encapsulated onto IP, it is typically transmitted via the real-time transport protocol or through its encrypted variant, secure real-time transport protocol. The Session Initiation Protocol (SIP) is most often used for signaling that is necessary to create, maintain and end calls. Within enterprise or private networks, quality of service is typically used to prioritize voice traffic over non-latency -sensitive applications to ensure acceptable voice quality.

Additional components of a typical VoIP system include the following: an IP-PBX to manage user phone numbers; devices; features and clients; gateways to connect networks and provide failover or local survivability in the event of a network outage; and session border controllers to provide security, call-policy management and network connections. A VoIP system can also include location-tracking databases for E911 (enhanced 911) call routing, and management platforms to collect call-performance statistics for reactive and proactive voice-quality management.

How to reduce credit card processing costs – QuickBooks Payments #accept #credit

#

Reducing Credit Card Processing Costs

Credit Card Processing Rates and Fees

Most of your costs will be transaction processing fees. Your rate per transaction is determined by your personal and business risk, percentage of card-absent sales, average dollar amount per sale, and total dollar amount of monthly sales. Lowering your transaction risk will also lower the rate you pay.

To get the best rate for the way you conduct business, be sure you understand the rates and qualifications around each type of sale.

Qualified rate is the percentage rate that’s charged whenever you accept and process a regular card using an approved processing solution. This is usually the lowest rate you can receive, and it’s often what you’ll be quoted when you inquire about rates.

Mid-qualified rate is the percentage rate that’s charged if you accept and process a card that doesn’t qualify for the lowest rate. This may happen when you manually key a card into a terminal instead of swiping it, or if a rewards or business card is being used.

Non-qualified rate is the percentage rate that’s charged whenever you accept and process a card that doesn’t qualify for either qualified or mid-qualified rates. This may happen when a card is manually keyed into a terminal versus being swiped, address verification isn’t performed, information is missing, or the authorization is not settled within the allotted time frame (usually 48 hours).

A rate increase, otherwise known as a downgrade, occurs when your transactions don’t meet the requirements for the lowest or qualified rate. To mitigate the number of downgrades you receive, make sure your transactions meet the qualification requirements to get you the lowest rate available for every transaction. Train your staff to do the same. Secondly, train closing and opening staff on how to audit transactions totals for errors and close out daily credit card transactions at the end of each day.

Batching means settling the charges to your terminal by sending the completed transactions for the day to the acquiring bank for payment. To make sure you get the best possible rate on all your daily transactions, you must batch out within 24 hours. If you don’t, you may raise the risk of dispute and cause your transactions to be downgraded. Remember that dial-up connections are prone to dropped lines and duplicate charges.

The interchange fee is a percentage of the transaction and helps to cover authorization costs, fraud, and credit losses. Most merchant service providers include the interchange fee in their bundled rate, which makes it more difficult to identify specific rates. Ask your provider if you can pay the interchange fee as it is incurred. This will prevent you from paying more than you need to and help you keep better track of your transaction costs.

A chargeback occurs when the cardholder disputes a transaction and it’s returned to the acquiring bank. If you don’t respond promptly to a chargeback inquiry, you may have to pay a timeliness fee or lose the entire sale. Be sure to ask your prospective provider how it deals with chargebacks and what costs are involved.

Not all cards are created equal

Certain credit cards cost more to process than others. It’s up to you to choose what works best for your business. To help offset the cost of processing more expensive card types, make sure your transactions meet as many of the qualifying requirements as possible.

Debit cards have grown in popularity. They often serve as both a check and a debit card. Deciding whether to process a charge as online or offline can make a difference in your rates. Please keep in mind the following:

1. Online transactions get processed through the credit card interchange and are charged at an online (non-qualified) rate.

2. Offline transactions get processed through the debit network and are charged a flat per-transaction fee.

3. Reduce your costs by processing low-cost items at the offline rate and larger items at the online rate.

Service without the cost

Be wary of merchant service providers that charge you a fee for contacting customer service. If your system isn’t working, you should be able to get help without paying extra for it. This is different from providers that charge for premium services. Other items for which you may be charged include printed account statements, account updates, monthly minimums or maximums, and service cancellations.

Other operational fees

Many operational fees are bundled or hidden within other charges. Most of these charges are a part of your transactions. They simply reflect the cost of doing business.

1. Communications fees cover the Internet costs of moving the transaction from the merchant to the processor. Dial-up transmission costs more to cover the processor’s maintenance of toll-free phone circuits and modems.

2. Address and voice authorization verifications reduce your fraud risk and can help you avoid a rate downgrade.

It’s all in the details

There’s no avoiding it: if you accept credit and debit cards, you’ll have to pay fees. Your best defense against hidden costs and unnecessary downgrades is to keep accurate records of your processing costs. Audit your records regularly to build your own benchmarks and evaluate the cost-effectiveness of your business rules and practices. Based on this data, you can continue to optimize the way you do business. Just remember that accepting credit cards should help—not hurt—your bottom line.

If you are ready to explore further, QuickBooks Payments offers payment solutions that allow businesses to process credit/debit card payments on mobile phones or tablets, as well as accept ACH bank transfers and checks. Visit this page to find out more details and pricing.

Other RN schools in Orange County CA?

I realize it’s not in OC, but Cal State LB is pretty close to you, and you could get your bachelor’s in two years in the trimester program. I’m in my sixth semester there and it has been challenging but great. If you really don’t like where you are, look into transferring. There isn’t a waiting list, and I know Saddleback just switched their admissions and now they don’t have a waiting list either. I think Goldenwest does, though, so that might not be your best bet. Good luck!

I live in Aliso Viejo and I’m on a program at San Bernardino University. It is a long drive, but I don’t mind. I’m a partnership Riverside Community Hospital- CSUSB student and have all of my clinicals at RCH, where I would I will be working after graduating. This is an accelerated program and I will have my BSN in 2 years. I think that having BSN is better. I’ve heard that Long Beach is very impacted and it is hard to get in, so I did’t even try to apply. I’ve applied to San Marcos University, CSUSB and Saddleback. I got into CSUSM, CSUSB and didn’t get into Saddleback, but I didn’t care, since I was already going to CSUSB. It is much easier to get on a program at CSUSB because they accept 80 students 2 x a year. There is one transfer student in my class, she transferred from Loma Linda.

i really did not want to deal w/a bachelors right now. i already have a ba from years ago, so i just wanted the rn. i heard that saddleback was crazy hard like cypress. is the time commitment outside of class insane? this is my typical tues: class from 800-1130, drive 40 min to hosp to p/u assign, get pat. and fill out paper work for about 1 1/2-2 hrs, drive home 45-1hr, eat dinner, start prep work for oh 3-5 hrs. go to bed hopefullly sleep 6 hrs (most stu sleep w/only 3 or 4, but i refuse, i’m too old ), wed. get up 430, work 630-1600, go home hr drive home, eat, home work 3-5 hrs. hellish, i’m telling you. is this normal for you all? thanks for the info!

that sounds about normal. i’m attending csulb’s nursing program, but i live in mission viejo (south oc) and have taken classes at saddleback.

have u tried looking into santa ana college?

you mentioned you have a BA. some colleges have a 15 month program to get a second bachelor’s in nursing. it’s just as tedious as getting your associate’s degree in nursing too, but at least you’re getting a higher degree for the same work.

I go to school only 2 times a week T-Th. Last quarter I had clinicals from 6:45 to 12:00 and a lecture from 14:00 to 15:50. Only 7 units, where at Saddleback there are 15 units/semester. Next quarter I will have 11 units and the same days of the week. The clinicals will be the same, but the lecture will be from 13:00 to 17:50. I also have BS degree and I’m not very young. If you will apply to CSULB, they will only consider you for the accelerated 1 y 4 mo program, which is very hard, my friend is on this program.

saddleback doesn’t have 15 units of nursing a semester. that’s only if you include general education, which many students who enter have already fulfilled. saddleback has an average of 7 units of core nursing a semester.

We stopped briefly in Adelaide before flying out the next day and didn’t want to stay in the City. This hotel was ideal as near the airport and provides a shuttle to and from the terminal for a nominal fee. It’s not too far to walk without luggage, but the shuttle is a better option if you have bags. There is a restaurant that is open for dinner and they provide a breakfast pack for the morning if you want one. There is no minibar, but you can buy drinks from reception and take to your room. Free wi-fi is available also. There is a good-sized carpark at the rear for those who need to park a car. Although the building is a bit dated, our room was clean and perfectly adequate for a one-night stay, and staff were friendly and efficient. They do not pretend to be 4 star and price is reasonable. This is obviously not a quiet location as on a main road, and yes air-conditioner is older and a bit noisy, but at least they had one and we slept quite well.

Room Tip: Rooms facing rear carpark would be quieter than those on the street.

XFINITY Voice Introduces Free Phone Calls Over WiFi

“We continue to enhance our Xfinity Voice service by adding new features consumers have come to expect from smartphones and mobile technology,” said Cathy Avgiris, Executive Vice President and General Manager, Data and Communications Services. “These new tools enable customers to stay connected to their home phone service and take it with them virtually wherever they go.”

WiFi and 4G, 3G Enabled Outbound Calling
Using their home phone number and the new Voice 2go feature of the newly redesigned Xfinity Connect Mobile app (formerly the Xfinity Mobile app), customers can now make phone calls and send text messages for free and calls made within a WiFi network, such as in a customer’s home or on a public WiFi hotspot, are free. Alternatively, calls can be made using a customer’s 4G or 3G wireless data plan, which don’t use wireless minutes. As was announced recently, customers also can send and receive text messages domestically and internationally to more than 40 countries, including Canada, Brazil, China and, soon, Mexico.

Advanced Call Forwarding
With the Xfinity Voice Advanced Call Forwarding feature, customers can automatically forward phone calls made to their home phone number to up to four additional phones or devices so they will never miss a call. A customer can set up the service to ring on the work phone in their office, their work-issued cell phone, personal cell phone or even a vacation rental’s phone. The service works with virtually any phone, including iPhones and Android-powered devices, and when calls are forwarded to the Xfinity Connect Mobile app, customers can even receive calls on iPads and iPod touches.

Personal Phone Numbers
Xfinity Voice also now offers up to four Personal Phone Numbers, which can be assigned to family members, and are separate from the primary account holder’s phone number. Personal Phone Numbers work within the Xfinity Connect Mobile app so users can make calls and text for free when on a WiFi network, either in the home or on the go. This feature can help families cut costs because children can use an iPod touch, for example, to communicate, eliminating the need to subscribe to an additional monthly cellular plan.

These features will be coming soon to new Xfinity Voice customers. The service also will be made available to existing customers on a rolling market-by-market basis. Voice 2go is accessible through the Xfinity Connect Mobile app, which can be downloaded for free on the iTunes Store or Android Market as well as online through Xfinity Connect.

Xfinity Voice is an innovative and reliable IP-enabled service that delivers all of the functions of traditional phone service plus enhanced features like text messaging, readable voicemail, and universal caller ID, which displays calls on your TV, PC, tablet, smartphone or cordless phone. Our Mission

To provide support, compassion, and genuine attentiveness related to the passing of a beloved animal companion.

Welcome! We are glad you’ve found us.

Animal Hospice Compassionate Crossings is not a place, but rather a philosophy that promotes healing through shared understanding. We provide support, compassion, and most of all a sense of connection. You are not alone in your time of grief, even if you live in a remote area.

We offer our services to anyone anticipating or coping with the loss of a beloved animal companion. Our group of trained volunteers will visit by telephone, postal mail, or e-mail, with anyone who asks for help in dealing with the loss or impending loss of an animal. We will support the person with communication and insight before, during, and after the death.

We provide compassionate and experienced support, suggest appropriate reading material, and encourage people to share together their feelings of love and loss surrounding their animal. When we suffer a loss, rarely can we find unconditional support and acceptance for our pain. When an animal dies, people who do not understand the depth of love possible between animals and humans are unable to give much comfort to a grieving person during or after the death of an animal. But we understand!

Our telephone helpline is answered daily and calls are returned by a trained and caring volunteer who is there to listen. We are happy to take your call, no matter where you are located. E-mails sent to AHCC are also promptly acknowledged.

There is no charge for anything we provide.

AHCC is a non-profit service operating solely through gracious donations, lovingly accepted at P.O. Box 6534, Ketchum, Idaho 83340.

Adult Fast Track

Accelerated Programs for Motivated Adults

The College of DuPage Adult Fast Track program (AFT) is an accelerated program for adults 21 years and older who are seriously committed to continuing their education, but require accommodation for their busy lifestyles. While the Adult Fast Track program is intensive and rigorous, it is manageable for individuals who are highly motivated and self-disciplined. Students may take individual selected courses or complete an entire degree in this alternative format.

Degrees and Certificates Available

Students may earn an Associate in Arts (AA) degree, an Associate in Applied Sciences (AAS) degree in Management, and a Certificate in Management, Supervision, Entrepreneurship or Organizational Leadership. More degrees and certificates will be available in future. Students may also enroll in a variety of core general education and/or elective courses that can then be used to satisfy the requirements of other degrees or certificate programs.

Course Scheduling

AFT courses start and end on uniform dates during both the first and second eight-week segments of the fall and spring semester. (One eight-week segment is offered during the summer semester, as well.) Classes typically meet in the evenings or on Saturday mornings. AFT courses are offered at five convenient locations: the main campus in Glen Ellyn, the Addison, Carol Stream, Naperville and Westmont Centers.

Admission Criteria

  • Students must be 21 years of age or older.
  • Students enrolled in traditional COD programs may enroll in AFT courses if they meet the age requirement.
  • Students of other colleges or universities attending COD are also invited to enroll in AFT courses if they are at least 21 years of age.

Adult Fast Track students are subject to placement testing and prerequisite requirements. We encourage all AFT students to begin working toward the completion of their degree-level math requirement(s) early in their studies, and to complete a degree-level math course(s) by the time they have earned 30 college credit hours.

“None of this would be possible without the dedication College of DuPage has for its students. I feel smarter. I feel like a better person. I’m going to contribute something. This experience has taught me that I’m stronger than I thought. Coming in, I wasn’t sure how I was going to do this. It has made me a better, stronger woman and a role model for my children.”

  • Rita Kuzmenko Adult Fast Track

“The Fast Track program is created to better fit into the schedule of working adults. However, the courses are not easier and, in fact, students are often doing the work of an entire semester in one eight-week course. Prioritization is crucial,” Rita Kuzmenko said. “But when a person finishes the program, they have truly earned their degree. The Fast Track Program prepared me well for the degrees I earned afterward.”

“The lesson I learned from my experience at COD is that the value of education is not only what you learn in the textbooks. Book knowledge is great, but the real value of education is that it opens your mind to possibilities, allows you to reflect on your inner self, and helps you to discover your true potential and purpose in life.”
