Reverse Mortgage Broker Australia – Seniors First #reverse #mortgage #senior

#

Reverse mortgages have been available in Australia since the early 1990’s. The Advance Bank was the first lender to offer a true reverse mortgage loan (as opposed to a line of credit), but the product was only mildly popular due to limited demographic demand of the times.

When St George Bank took over Advance bank in 1998 it inherited their reverse mortgage product and this has since developed into the Senior’s Access Home Loan they continue to offer today. Around 2001 the Commonwealth Bank entered the reverse mortgage market with the release of what is now known as ‘Equity Unlock For Seniors’.

From 2002 there was a period of steep growth in the Australian reverse mortgage market. In 2004 the early product providers established ‘The Senior Australians Equity Release Association of Lenders’ (SEQUAL), as an industry body to represent their interests. SEQUAL established a code of conduct and an infrastructure of self-regulation which was very effective in protecting sometimes vulnerable pensioners and elderly borrowers.

Over the next few years a stream of new lenders emerged in anticipation of the retirement funding shortfall projected for the coming generation of retiring baby boomers.

By 2006 there were more than twenty banks, credit unions and non-bank lenders offering reverse mortgages including Macquarie, Bankwest, ABN Amro, Bluestone, Australian Senior’s Finance (ASF) and Over Fifty Group.

(This dizzying array of product choice had a ‘bewildering’ effect on pensioners, creating a demand for specialist reverse mortgage brokers who understand the needs of senior consumers.

Which reverse mortgage lenders are best for you?

It was during this period that brokers accounted for 50 per cent of all reverse mortgages originated in Australia, and that Seniors First grew to attain almost 5 per cent of that market share).

By 2008 some 40,000 Australian pensioners and self-funded retirees had taken a reverse mortgage, double from 20,000 just three years earlier.

Further exponential growth was predicted when the global financial crisis (GFC) struck, seizing up the capital markets that non-bank lenders in particular relied upon for funding.

Although no lenders went broker or collapsed, the GFC funding crisis was unsustainable for all but the largest of the domestic banks, and fifteen reverse mortgage lenders closed or stopped offering new reverse mortgages between 2008 and 2010. At the low point of the cycle, just four banks remained as viable reverse mortgage options to Australian seniors.

In 2011, the Federal Government under then minister Bill Shorten, officially regulated reverse mortgages as part of the ‘second phase’ of the National Consumer Credit Protection (NCCP) code. This law improved disclosure requirements by lenders and brokers, and enshrined in legislation key components of SEQUAL code of conduct such as the ‘No Negative Equity Guarantee.’

By 2014 the reverse mortgage market had begun to show signs of growth once again. Several lenders re-emerged to be active with new lending, and there are rumours other lenders will soon offer exciting new reverse mortgage loans for pensioners and retirees. In anticipation of this, Seniors First Australia’s leading reverse mortgage broker has re-launched.

Case Study: True Savings

We were asked to empty a neglected residence piled four-feet deep with trash. The owner had died, reportedly leaving a will written in a foreign language somewhere among the trash, probably on the back of a used postal envelope. We filled 10 dumpsters with garbage, sifting as we went. As impossible as it sounds, we found the will and other important documents on bits of scrap paper. During the process, we cleaned and deodorized the premises. We not only saved this neglected residence from the bulldozer, but also saved an inheritance for his heirs.

It is NOT a paid-inclusion corporate site so every senior care organization gets fair exposure.

Why use Assisted Senior Living? The site includes

  • Hot lists – Users can build a custom list of possible services and print that list with full contact information.
  • Complete listing information – We provide full contact information, photos, costs, and other details (where available) so users can compare apples to apples.
  • Safe usage – User may fill out a form to get personalized help but that is totally optional.
  • Reviews – The site includes both positive and negative reviews.

Reviews are a key part of the decision making process but many users don’t return to this site to create a review after they found a service provider. That is why we created a contest in 2011 to get more people to create reviews.

Best Interest Rate on Senior Citizens Bank Fixed Deposits July 2017

Highest Interest Rate on Bank Fixed Deposits for Senior Citizens July 2017

The post lists down the rate of interest on Bank fixed deposits for Senior Citizens as of July 4, 2017.

You might want to bookmark this page as the FD interest rates would be updated every month. Would help you in better decision making.

Fixed Deposit Highlights:

  • Most banks offer FDs for tenure of 7 Days to 10 Years.
  • The Ratnakar Bank IDBI Bank do offer fixed deposits up to 20 years too .
  • For very short Term Deposits the interest rate is similar to that of Savings Account and so you should not worry about FD. Also Interest up to Rs 10,000 in Saving Account is Tax free .
  • Most banks compound interest quarterly
  • Banks offer Loan/Overdraft against the amount available in Fixed Deposit. The interest is generally 0.5% to 1% more than that offered to FD.
  • TDS (Tax deduction at source) at the rate of 10% is deducted, if the interest income is more than Rs 10,000 in financial year per bank. You can fill Form15G/H
  • You can fill Form15G/H if you want to avoid TDS .
  • There might be penalty for pre-mature withdrawal of Fixed Deposits

Fixed Deposit Interest Rates:

The highest interest rate is offered by The Deutsche Bank at 8.25% for 1 to 2 years Fixed Deposit.

For comparing the best interest rates on fixed deposits over different duration of investment, we have it divided into following 5 slabs:

  • FD for Less than 1 Year
  • FD for 1 to 2 years
  • FD for 2 to 5 Years
  • FD for 5 to 10 years
  • FD for More than 10 years

We show the highest interest rates on fixed deposits for the above duration buckets. We have also compared the best interest rates on offer by that being offered by State Bank of India (SBI), ICICI Bank and Post Offices.

Interest Rate (Senior Citizens) for FD Less than 1 Year:

The highest interest rate is offered by The Ratnakar Bank (241 days to 364 days) at 7.60% .

Shankar Iyer says:

I suppose there has to be an extensive study before stats are pur out esp. with reference to Ratnakar Bank. If you could check Varacha Bank, Surat Peoples Bank, Sutex Bank, Sarvoday Coop Bank ( all coop banks in Surrat) whose financials are available and NPAs are available for view. These give better returns than Ratnakar. Also, see Gujarat Rajya Karmachari Coop Bank. Investments upto Rs. 1 lac is insured. Also, the investor needs to be educated on the maneouveing of applicant names while opening accounts with coop banks, so that only the benefit of sr citizen is obtained, but the deposits are also insured.

I agree with your views and you can use various combinations of names of account holders to get benefit of deposit insurance. Historically co-operative banks have been riskier and so they offer higher interest rate. Also claiming insurance in case of default is not easy and it may take time. So it s individuals call weather to take risk for slightly higher interest rates.

During the time when my grandmother took sick. I use to go and see her every day and I took notice of all these people that need care and attention that was not getting it. As time went along and my grandmother passed I still found myself going to the nursing homes helping out any way I can. That s when I knew that this was the career I wanted. My heart hurts seeing and hearing all the people that need help. I love my career, I love to see the smiles on the faces of those that I help. I m compassionate and sincere to all that I help. I wish I could split myself up into a million pieces and help all that is not getting it. I proud of what I do and I hope that I can share it with you.

I chose to become a caregiver 13 years ago. I chose this line of work after helping take care of my grandfather. There is honestly no profession that is more rewarding than being a caregiver. To make a difference in someone s life, even for just a few hours isa great feeling. Seeing clients/residents smile when you enter the room is a rewarding. I enjoy listening to the stories about their life. I have worked the mentally challenged, dementia patients, and stroke patients. Having patience, and being a good listener, are the best qualities of a good caregiver.

Senior Guide To Car Insurance

Senior Drivers and Car Insurance

Americans are living longer than in previous generations. In fact, the U.S. Census Bureau estimates that by 2030 the population over 70 years old will increase from 29.7 million (2012) to 52.7 million. This means that senior drivers are an increasing presence on the road and in the car insurance market.

If you are a senior driver, you can benefit from knowing about car insurance for seniors and coverage considerations for older drivers.

Finding Senior Discounts

One of the perks of aging is becoming eligible for senior discounts. Most auto insurance companies offer reduced rates to drivers who reach a certain age (e.g. 50 years old).

In addition to the typical senior driver discount. you may be able to save money using one of the following methods.

  • Brush up on your driving skills. Senior drivers are often eligible for a discount by completing and passing a defensive driving course.
    • Accepted courses vary by state.
  • Ask about a low-mileage discount. If you’ve cut down your driving time (for example, because you’re retired), let your car insurance provider know; you can usually save money if you stay under a certain mileage cap per year.
  • Buy a safe car. Cars determined “safe” or “low-risk” by car insurance companies, such as those listed as a Top Safety Pick by the Insurance Institute for Highway Safety (IIHS), will often qualify you for a discount.

Getting the Right Coverage

While auto insurance discounts are often given to drivers who reach mature age, insurance rates tend to increase for drivers beyond that age.

Because reflexes slow and vision decreases as you get older, seniors present increased risk to their auto insurance companies. This increased risk results in higher premiums.

There may be options, however, to save money. When you are assessing your car insurance policy. consider the following:

  • Your deductible. If you are driving fewer miles, you may wish to raise your deductible to save money over the long-term.
  • Your coverages. You might find that some of your optional coverages no longer make sense if you driving significantly less than you used to. If you decide to drop collision and comprehensive coverage. for example, you can lower your premium.
  • The primary driver. If you are no longer doing the majority of the driving in your car (e.g. if you child drives you), you can potentially save money by changing the primary driver on your policy.

Taking the time to create a policy that works for you and takes your current driving habits into consideration can ensure you get the best, most cost-effective car insurance coverage.

Cutting Back on Your Driving

Giving up your car is one of the most difficult parts about aging. For many, it symbolizes a loss of independence. However, it is something that you need to think about as you or your parents grow older.

It may be unsafe to continue driving if you notice either you or your parents are:

  • Consistently driving faster or slower than the general flow of traffic.
  • Having a medical condition or being on a medication that impairs:
    • Vision.
    • Reaction time.
    • Concentration.
  • Getting lost in familiar areas.
  • Having frequent small accidents or scares.
  • Regularly being stopped for moving violations.
  • Experiencing decreased hearing, vision, or mobility.

Being an Educated Driver

Get the most out of your car insurance by:

  • Being a safe driver .
  • Investigating the possibilities for senior discounts.
  • Choosing the best coverage for your situation.

Finally, keep monitoring yourself or your parents for signs that it is time to give up driving. If you are not yet ready to stop driving, consider cutting back, such as driving only in good weather or near home.

Welcome to Central Coast VNA Hospice

Since 1951 the VNA has been delivering Home Healthcare services for people living throughout Monterey and San Benito Counties as well as the southern portions of both Santa Cruz and Santa Clara Counties. Today the Central Coast VNA Hospice continues its tradition as the premier provider of Home Healthcare and Hospice services.

Over the years, the VNA has expanded its programs to meet the healthcare needs of the broader community. VNA offers community immunization programs for flu and travel, and a wellness program designed for the business community.

The VNA Hospice website is designed to help you and your family members obtain the information you need in order to deal with medical and healthcare challenges.

The VNA Hospice family is proud of our years of trusted community healthcare service. From our family to yours we care.

Licensed by the California Department of Health Services, Medicare and Medi-Cal Certified, HIPAA compliant. A not-for-profit community based organization.

VNA ADULT DAYCARE CLOSURE STATEMENT

VNA cares deeply for our clients as has been expressed by our unmatched service for over 65 years in our community. We have not made the decision to close the Adult Day Program lightly or without much effort and thought for viable options to continue the program.

While our census has remained low over the past several years, we have continued to make every effort to keep the program running under the pressure of dwindling funds and low census. In the past, we had many contributions from Grants, Foundations and our community partners; however, as those contributors experienced ever growing demands on their resources their financial support to our program was reduced and/or eliminated. As a non-profit, our funds are also limited and over the past few years, we realized it was time to seek out someone who could sustain and even grow the program.

VNA contacted various local agencies who specialize in senior care to see if there was an interest in taking over the program. A local company stepped up and said they would take over the program, including staff, and we began working to transition the program to the new company over a year and a half ago. In order for the new company to take over the program, they had to obtain their state license to run the program. Unfortunately, despite their many attempts, they were unable to attain the mandated licensure by the time we were informed that the lease for our current facility would not be renewed. The non-renewal of the lease was an unexpected event that occurred only in the last few weeks.

A State licensed adult day care program site has a multitude of regulations to which it must adhere and finding a suitable site takes time. Once the site is set, application for licensure of that site must be made and the process from start to finish can take up to a year, sometimes more, to complete.

It is our hope that someone in the community will be able to successfully restart the program at a new location and provide this much needed service for our community.

Hospice Care Services

Central Coast VNA Hospice Care offers a multi-discipline team approach to provide patients with dignity, support and illness management in their own home setting. The team attends to the physical, emotional, and spiritual needs of our patients and their families at the end of life.

Home Care Services

Our VNA Home Care Services are provided by a trained and certified staff to assist patients in the comfort and familiarity of their own homes. This service allows patients to return home from the hospital earlier, to remain in their homes longer, and to prevent future hospitalizations.

Wellness Immunization Services

The VNA Wellness and Immunization Clinic provides consults and immunizations for travelers, students, and others. Travel consults are conducted by a trained travel health RN who will provide recommendations based on your destination, your health assessment, your duration of stay, and the nature of your trip.

Visiting Nurses Association

The Visiting Nurses Association provides a wide range of home health care and hospice services. Care is available to all in need, through Medicare, Medi-Cal, Veterans Administration benefits, Worker’s Compensation, private insurance, and sponsored care for those who cannot afford this service.

Flu Clinics

The VNA Flu Clinic is a walk-in service available in a number of convenient locations. Flu vaccines are available at reasonable prices. Immunizations are available for all adults and children 2 years and older. Other available vaccines include pneumonia vaccines (Prevnar and Pneumovax), as well as Tdap/whooping cough vaccine.

Car Insurance For Seniors – Get a Free Quote Online

Senior citizens, like everyone else, want high-quality, comprehensive and affordable auto insurance coverage. After so many years behind the wheel and all the experience that comes along with it, there’s no reason any senior citizen with a valid driver’s license shouldn’t have an auto insurance policy that suits their needs. While some other insurance companies shy away from older drivers, Acceptance is here to work with you.

What You Need to Know about Senior Car Insurance

Regardless of your age, you must have the minimum amount of basic insurance coverage to legally drive in your state of residence. Finding a senior citizen car insurance policy can be difficult, though, due to the limits that some insurance companies put on older drivers. While other companies have rigid age limits or restrict the options and hike up the prices for seniors, Acceptance is a leader in car insurance for seniors and other “non-standard” drivers. We accept drivers in all age categories and from all walks of life.

Car Insurance Coverage Considerations for Seniors

There are many factors senior citizens should consider when shopping for insurance. The needs of a mature driver are different than the needs of a younger driver, and it’s important to find a senior car insurance policy that suits you at this stage in life. It’s also important to find an insurance company that understands your unique needs. Remember – just because you’re out of the “standard” age range for some insurance companies doesn’t mean you can’t have comprehensive coverage or qualify for discounts. Even if you’ve been turned down or disappointed by astronomical rate quotes and poor coverage options, contact Acceptance today and see what coverage, premium and deductible options you have available. You may be surprised at what you find.

You. Your Terms. Accepted. ®

Through a balance of classroom instruction and clinical experience, the student will acquire applied skills and knowledge in the field of Surgical Technology.

Surgical technologists work in the operating room under the direct supervision of a surgeon and a registered nurse. Surgical technologists help facilitate the draping, and prepping of the surgical patient. They gown, and glove other team members. They get all the instruments, supplies, equipment necessary for specific surgical procedures. As a member of the sterile team, surgical technologists will hand all necessary instruments and supplies to the surgeon and other team members.

A surgical technologist has a broad knowledge of anatomy and physiology, microbiology, sterile techniques, and patient safety concepts as well as ethical and legal concepts. A surgical technologist must have an understanding of the hospital organization, policies, and procedures.

Job opportunities and salaries in the healthcare specialty of surgical technology have been rising steadily over the last few years, and the U.S. Department of Labor predicts employment of surgical technologists is projected to grow 30% from 2012 to 2022, much faster than the average for all occupations. Advances in medical technology have made surgery safer, and more operations are being done to treat a variety of illnesses and injuries. The median annual wage for surgical technologists was $41,790 in May 2012.

Most surgical technologists are employed by hospitals, day-surgery centers with the remainder working in the offices of physicians. After two years of experience, a certified surgical technologist may apply to become a traveling surgical technologist.

Lackawanna College’s Surgical Technology program combines classroom instruction with practical clinical externships at local hospitals. Both career-specific and academic core courses are included. Students successfully completing the program are eligible to sit for the National Certifying Exam (CST).

Surgical Technology Program classes are given days, nights and on weekends (based on the availability of the instructors). Clinical externships, however, must take place during the daytime.

Objectives

  • To give students an understanding the need for surgical intervention
  • To develop an understanding of the role of surgical technologist as a member of the surgical team
  • To instruct students in the responsibilities which the performance of this role entails
  • To assist students in developing the knowledge of the organizational structure of the hospitals, its departments and the operating room
  • To develop a basic understanding of biological science as it relates to safe operating room procedure
  • To facilitate the hands-on, supervised experience in the operating room performing the duties of a surgical technologist.

5 Tips for Seniors to Get the Best Auto Insurance Rates

After dropping gradually as you get older, your car insurance rates will start crawling uphill after you turn 65. All that means is you have to focus a little harder on getting the best auto insurance rates .

But as a senior you have some advantages that you didn’t have when you were younger. Here are five tips to help you save on auto insurance for seniors.

1. Take a driving class.

In most states, car insurance companies must offer discounts to seniors. In Massachusetts you get a discount just for turning age 65. In other states, though, you have to take a class to brush up on your driving skills to earn the discount. Some classes are offered in person, while many are offered online through such groups as AAA and AARP. Check with your state insurance department to see which ones are approved for getting the mandated discount.

The classes are cheap less than $20 in many cases and they cover lots of ground. You’ll learn about how aging and medications affect driving, how to accommodate those changes safely and how to navigate common, but challenging, driving situations.

2. Choose a car that’s cheap to insure.

Car insurance rates vary widely depending on the type of car you drive. The next time you go car shopping, get insurance quotes for the models you’re considering. Generally the cheapest cars to insure are those that don’t cost a lot to repair and replace, are driven by mostly safe, experienced drivers, and do good jobs of protecting drivers and passengers in crashes.

Make sure you get all the discounts you can from your car’s features. Many auto insurance companies offer discounts for cars equipped with anti-lock brakes and airbags.

3. Protect your car.

Besides helping you avoid a loss, anti-theft devices can score you discounts with many insurers. Technology that could save you money include alarms, disabling devices (which don’t allow the car to start if someone tries to steal it), and vehicle tracking systems such as OnStar or LoJack. Make sure to check with your insurer to see which products qualify for an insurance discount, if that’s one of your reasons for buying a device.

You don’t have to go high-tech to get a discount. Many insurance companies also offer discounts for etching the Vehicle Identification Number onto the windshield.

4. Get credit for driving less.

Recently retired? Let your insurer know. Your premium should go down if you no longer commute to a job every day.

You might also consider a usage-based insurance program, which bases premiums in part on how much and how well you drive. With Progressive’s Snapshot program, for instance, you plug a device into your car’s diagnostic port and it records when and how much you drive, as well as sudden changes in speed. You save money for low mileage and driving during the safest hours. The riskiest and most costly time to drive is between midnight and 4 a.m. You also save money if you minimize hard braking.

“We’ve found hard braking to be one of the most highly predictive variables for predicting future crashes, Dave Pratt, Progressive’s general manager of usage-based insurance, said in a press statement. We know that one of the main contributors to hard braking is tailgating, so we’re using our data to help drivers be as alert and aware as possible on the road.”

5. Shop around for coverage.

It’s a good idea to shop yearly for car insurance to compare quotes and make sure you’re still getting the best auto insurance rates. Car insurance premiums vary widely by company.

You can easily compare rates with NerdWallet’s car insurance comparison tool .

Hospice Palliative Care

Here at the Jewish Home, our physicians, nurses, social workers and clergy are specialists in hospice and palliative care, and use a multi-disciplinary team approach to address the whole person their physical, emotional, social and spiritual needs, as well as those of their family so that they may live each day to the fullest.

Hospice Care

Hospice care provides comfort and support to those in the end stages of terminal illness, focusing on comfort and quality of life, as opposed to cure. Hospice services may be delivered in the home, a comfort care home, within a hospital, or in a nursing home. Hospice services are typically covered under Medicare, Medicaid, most private insurance plans, HMOs and other managed care organizations.

Palliative Care

Palliative care focuses on improving the overall quality of life of an individual facing serious illness. It differs from hospice care in that it may be delivered at any time during an illness while curative measures are being taken. That is, the patient may not necessarily be terminally ill. Palliative care relieves symptoms such as pain, shortness of breath, nausea, fatigue, loss of appetite, etc. so that the patient may gain the strength to carry on with daily life.

Dear Mary and Staff, I want to thank you for all your help over the last 5 and a half years in providing care for my wife, Patricia. She went home to be with the Lord Jan21,2014. She passed peacefully at Sacred Journey Hospice. She sure left a hole in my life and I feel so empty without her. However, I rejoice that she is at peace now and can dance and sing to the Lord. Again, many, many Thanks.

It was a pleasure to have Tanya help me. She was very efficient and helpful.

My Caregiver is very helpful. She helps me do whatever I cannot do by myself and she never complains. I really do not know what I would do without her.

Our experience with Southern Crescent Care has been excellent with one exception which was replaced immediately. We are very pleased and recommend them.

Testimonial: Having Michelle s help has meant so much to me and my family. She is so understanding and always so willing to help my mom with whatever she needs. Having her help has allowed me to be home taking care of my own family, but still know my mom is being taken care of. I would recommend Senior Care, and Michelle, to anyone. Thank you for all your do! -Jessica Thorn (Sandy, Utah)

Taking care of mom on a daily basis became a challenge. Senior Care took that challenge away by providing great caregivers to her on a 24 hour basis. It has allowed our family to rest easy knowing that she is being taken care of all of the time.
