Chaplain Training Pack:

5 Classes — 6 hours of Professional Education with CEs awarded. Taught from leading industry experts. Perfect to set a good foundation for new chaplains!

Chaplains often have received little training specific to care of the dying or working in an Interdisciplinary Clinical Team. Over the course of the past year, a TNMHO “Chaplain’s Development Committee” was formed to dialogue with medical professionals and hospice chaplains, conduct surveys of administrators and of chaplains, and to research the needs for improving spiritual care of the hospice chaplain. In response to the identified needs and concerns, the CDC developed these trainings. They were recorded live from a special “Chaplain’s Track” at the 2011 TNMHO convention and turned into the following 5 training modules. These specialized topics will focus on the needs particular to Hospice Chaplains and the Spiritual Care of the dying.

*This Pack includes: From Pastor to Chaplain, Personal and Professional Boundaries in Hospice Chaplaincy, Chaplain Documentation, Chaplain Ethics, Standards and CoPS, and Companioning

Texas hospice owner ordered nurses to overdose patients, FBI says

DALLAS The owner of a Dallas-area hospice ordered nurses to increase drug dosages for patients to speed their deaths and maximize profits, according to an FBI affidavit.

A copy of the affidavit for a search warrant obtained by KXAS-TV in Dallas-Fort Worth alleges Brad Harris ordered higher dosages for at least four patients at Novus Health Services in Frisco. It’s unclear whether any deaths resulted from overdoses of drugs like morphine.

Harris has not been charged. The FBI on Wednesday declined to say whether an investigation is ongoing.

The warrant refers to an FBI raid on the hospice in September. It alleges Harris sent text messages to workers such as, You need to make this patient go bye-bye. On another occasion, Harris told administrators during a lunch meeting that he wanted to find patients who would die within 24 hours.

In at least one instance, an employee refused to follow orders to increase a dosage, the warrant said.

The document explains that federal reimbursements can diminish the longer a patient receives care. A provider eventually can be forced to return federal payments.

A woman who answered the phone Wednesday at Novus declined to comment. Attempts to reach Harris for comment on Wednesday were unsuccessful. A working number for him could not be found; listings for a Brad Harris in the Dallas and Houston areas had either been disconnected or turned out not to be his. The Associated Press also sent a request for comment to two email addresses believed to be his.

Harris, 34, is an accountant who founded Novus in 2012, according to KXAS, citing state records.

Novus’ website says the company offers hospice and home health care services.

The FBI investigation of Novus, which included interviewing several employees, began in 2014 and initially focused on allegations that the company sought federal reimbursements for patients recruited by Novus who didn’t qualify for services, according to KXAS.

If you haven’t yet begun to shop for homeowners insurance in the state of Texas, there is a good chance you’ll go through sticker shock. Yes, Texas is one of the states with the highest rates for homeowners insurance. However, using these tips and a little ingenuity, you certainly could get cheap homeowners insurance in Texas.

    January 28, 2016

Homeowners around the country are seeking the best insurance with the most value, the most reliable coverage, the lowest deductible and the cheapest price. Fortunately in large cities such as Houston, homeowners insurance policies have many palatable options. In Houston, Homeowners insurance policies should cover a few main areas such as weather damage, theft and deterioration of the home. There are a few companies at the top of the list that every homeowner should consider. In addition, there are a few special features to think about.

Liberty Mutual is one of the largest companies providing homeowners insurance policies in Houston. Deductibles are fairly low and the variety of home insurance options is very large. However, the company is outside of Houston and does not appeal the same way as more local insurers do. On the other hand, the firm has decades of experience in Texas so it should be perfectly capable of providing all insurance services required. The company also provides auto and life insurance to diversify its portfolio.

Chart of Insurance Rates by Companies Serving Houston, Tx Coverage: $150,000

The Data Shown Below fits the following Criteria

It sometimes surprises Texas residents that their state s auto insurance requirements are not the same as in every other state. In fact each state is allowed to come up with its own individual rules and laws on auto insurance for their inhabitants. Texas has many particular requirements and penalties that all drivers in the state should be familiar with so that they do not run afoul of the law man.

Texas like most states maintains requirements for how you are capable of paying for any and all injuries and damages if you are in a car accident for which you are at fault. The way that Texas expects for most people to fulfill this legal requirement is through purchasing liability auto insurance. Assuming that you decide to meet the law s auto insurance requirements through the liability insurance route, there are certain minimum limit amounts that your policy has to carry. You must have:

The requirements for affordable auto insurance in Texas

    • $60,000 per incident for injuries
    • $30,000 per person for each injured individual
    • $25,000 for any property damage Continue reading

Maximizing value in your cheap auto insurance policy in Texas is the most critical part of your purchase. You are required by law to spend money on auto insurance every month, and the money you spend must offer you real value. You may find value in different places around your policy, and you must craft a policy that you find valuable. Agents in Texas will help you create valuable policies, and this article explores ways you may create value in your auto insurance policy.

Get the Most out of Cheap Auto Insurance in Texas

#1: Do You Need Comprehensive Coverage?

Comprehensive coverage for your vehicle offers you more amenities, but you may not need the amenities that are offered. Roadside assistance, rental car services and personal property insurance are excellent options, but you may not need any of these options. Ask your local auto insurance agent to remove the options you do not want, or you may make a change to a collision policy.

    #2: Choose Collision Coverage

A collision policy has no extra options beyond repairs for your vehicle. Your collision policy pays for an adjuster to inspect your car, repairs to your car and nothing more. The car will be repaired after you are visited by an adjuster, and you will be issued a check to cover the necessary repairs to your car. Collision coverage is basic on every level, but you will pay very little for the policy. You get the insurance you need to drive within the law, but you will not pay much at all for the coverage you need. Continue reading

According to statistics from the Texas Housing Authority, people who live in Texas with homeowners insurance are 8-10 times less likely to go through a bankruptcy that concerns real estate. This statistic is regardless of age, race or gender. However, it is more difficult to determine the exact reason that homeowners insurance in Texas protects people at such a high rate. Although there may be an argument for unexpected tragedies causing an out-of-pocket expense that becomes untenable, there are many reasons to look at the Texas weather as a cause of many of these unfortunate cases.

More Important Facts About Homeowners Insurance in Texas

Contrary to what many people may believe or know, the great state of Texas is actually one of many different weather patterns. Depending on the type of real estate that you are purchasing in the area, you may be more susceptible to these weather patterns than you know.Although there is some semblance of a pattern in the weather that Texas hosts, the outliers in those patterns tend to come big. The wind and rain that hits Texas hits it hard. When the weather changes between seasons, it does quite a number on wood frames and even certain kinds of metals as well. It is definitely in your best interests to have a policy that covers all of the little problems that can turn into big problems if you are not careful. Continue reading

The most important part of your homeowners insurance is the personal property allowance you find in the middle of your policy. Your home is insured against damage and loss, but your insurance policy must help you replace your personal items. Homeowners insurance policies have a personal property value that helps you replace everything you own. This article explains the personal property allowance as it relates to everything your family owns.

The Coverage of Homeowners Insurance in Texas

#1: How Much Value Do You Need?

A standard homeowners insurance policy offers over $100,000 in personal property replacement allowance. You may work with your local agent in Texas to change the value of the policy, and you must consider if you can replace everything you own with the value you have. A family that loses everything is supported by the homeowners insurance policy, and you must have enough value to get your family back on its feet after a total loss.

#2: Are There Items You Cannot Afford To Replace?

You may own special collectibles or other items that are simply too expensive to replace with your homeowners insurance. Collectibles, art and musical instruments can be extremely expensive, and the expense of replacing these items could cut too far into your personal property allowance. You may take out riders to protect your personal property allowance, and your collectibles will be replaced with the riders you purchase. Continue reading

Businesses which operate as corporations, limited liability companies (LLC), a partnership (either limited or limited liability) or who are a non-profit organization need to register with the state. Forms and applications can be found here:

    5) Doing Business As (DBA)

Filing for a fictitious name allows the creation of a business name which is then separate from your legal name. This is called Doing Business As, or DBA. In Texas, if the business will operate as a sole proprietorship or a general partnership, an Assumed Name Certificate or DBA for each name the business will use must be on file with the county clerk in each county where a business premise will be maintained. All businesses operating in Texas as limited partnerships, registered limited liability partnerships, limited liability companies, corporations, professional corporations, nonprofit corporations, and professional associations must register with the Secretary of State .

    6) Employer Requirements

Withholding Income Taxes The IRS requires that records of employment taxes be kept for at least four years. An overview of employer responsibilities regarding the withholding of federal taxes is provided in the IRS Employer s Tax Guide publication.

Federal Income Tax Withholding (Form W-4). All employees must fill out an exemption certificate for their employer (Form W-4) either on or before their start date of employment. The employer is then responsible for submitting the W-4 to the IRS for verification.

This report is filed using Form W-2, Wage and Tax Statement. A W-2 must be completed for each employee by January 31 each year. Copy A of the W-2 Form must be sent to the Social Security Administration (SSA) to report employee wages for the preceding year. Additional Employer W-2 Filing Instructions and Information are provided by the Social Security Administration.

State Taxes: The requirement of state tax withholding varies depending on where employees are located. Visit your state tax agency for further information. Texas requires a Sales Tax Permit which new applicants can complete online.

Employee Eligibility Verification (I-9 Form) Federal law requires that employers verify work eligibility in all employees hired after November 6, 1986. Proof of eligibility to work in the United States must be completed within three days of hire by completing the Employment Eligibility Verification Form, commonly referred to as an I-9 form.

Form I-9 must be completed for both citizens and non-citizens. The Small Business Guide to Immigration Regulations provides a summary of immigration laws and information to assist in completing the I-9 form for non-citizens.

New Hire Reporting: Employers are required to declare all newly and re-hired employees within 20 days of hiring. This information should be submitted via the State of Texas New Hire Reporting Program .

    Texas Felony

Texas classifies its felonies into four categories. These are weighed according to their seriousness and the number of offenses committed. Capital felonies top the list of categories with the most severe of punishments. A person under this category is subject to the death penalty or life in prison without parole. In the case of capital felonies, the jury will be informed to whether or not the prosecution seeks the death penalty, if not then the jury will be informed that the sentencing of life in prison is mandatory.

    First Degree Felonies
First degree felonies are punishable by life in prison or a sentence of no more than ninety-nine years and no less than five years in prison. In addition to a jail sentence, an individual may also be subject to a fine of no more than ten thousand dollars.

    Second Degree Felonies
Those who fall under second degree felonies are subject to punishment by imprisonment through the institutional division of a term of no more than twenty years and no less than two years. A fine may also be given along with a jail sentence. In the case of second degree felonies, a fine can be as much as ten thousand dollars but no more.

    Third Degree Felonies
Third degree felonies are punishable by up to ten years in a state prison but no less than two years. This sentence may also be served through the institutional division. Like other felonies, third degree felonies can also have a fine implemented. This fine can be as much as ten thousand dollars but no more.

Texas law states that a person can be found guilty of a third degree felony if a deadly weapon was used or if the person was previously found guilty of a felony as listed in the Code of Criminal Procedure. If this is found then a person is housed in a state jail rather than a state prison.

    Texas Record Sealing
Public policy allows some criminal records to be legally sealed for public viewing. This allows an individual to be more productive in life and to not be restrained by arrest records. Texas calls this sealing of arrest records non-disclosure. Once a record is sealed, only specific government agencies may have access to the contents within the files. No other persons will have access to the files.

It will then appear that the arrest or conviction never happened. Record sealing is available upon eligibility and request. Court requirements must be met and the proper paper work must be filled out correctly. The court has the right to reject an application for a sealing, if it is in the interest of the court.

To be eligible a conviction must have been acquitted, reversed in court, legally pardoned, or dismissed. Those who do not meet these requirements are most often not eligible for record sealing. Juvenile records can almost always be sealed if the crime was committed when the individual was under the age of eighteen.

    Boone Pickens

    Join the Pickens Plan Army.

The other day, my team uncovered some videos of the news interviews I had done back in the 1980s. Those were heady times. It was the start of the corporate takeover and shareholder rights era, and I was not just in the thick of it, I was driving it. And communicating clearly and effectively was critical to our success.

Strong communication has always been my core asset. I’ve always believed you can trace every problem to a lack of communication or lack of clarity in communication.

These days, I sometimes find myself literally at a loss for words. Over the Christmas holiday, I had several strokes. But with a little determination and some aggressive speech therapy, I regained 90 percent of my speech.

However, last week, I had a Texas-sized fall — one that required hospitalization. I am still mentally strong, and I comprehend and process information like I did before the incident. It’s just a little hard to find the words I m looking for to speak clearly. Speech therapy will fix that, I’m confident.

Just as I exercise my body daily I will exercise my brain and continue with rigorous speech therapy to regain what I can. I am always up for a good challenge.

Nine years ago today, we launched the Pickens Plan. We knew we had a great idea, and people across the country agreed. We d held focus groups and found that Americans knew about the problem, but saw that the country lacked an energy plan. They were hungry for something that would work, a specific energy plan that included a little bit of everything solar, wind, and natural gas.

For the final podcast on the history of the Pickens Plan, I talk with Peter McCollum and Jason Huntsberry. Although they referred to themselves as little cogs in a big machine, they were a major part of the tight-knit team that makes the Pickens Plan tick.

Last month I turned 89 years old, mindful of the fact I’m now 24 years beyond traditional retirement age. My post-65 era has included the most productive years of my life. I was 68 when I left Mesa Petroleum. I turned out the lights at 6 p.m. my last day in the office, as I Continue reading The Old Man Makes a Comeback

Washington, D.C. is as divided as it has ever been, and it has become difficult to set politics aside and get things done. But fortunately the Pickens Plan benefited from a bipartisan team that came together to promote a plan that has our nation’s best interests in mind.

For the latest episode of the Pickens Podcast, I sat down with Rich Galen, a columnist and former press secretary for U.S. Senators Dan Quayle (R-IN) and Kay Bailey Hutchinson (R-TX), and Amy Weiss, former White House Deputy Press Secretary to President Bill Clinton and press secretary and campaign manager for U.S. Rep Mike Synar (D-OK). These two have reached across the aisle to help make the Pickens Plan work. It just goes to show how successful you can be when you can look past personal politics to focus on a mission.

Without question, America is a nation committed to environmental leadership. All you have to do is look at how much cleaner our country has gotten over the last 10 years through the expanded use of natural gas. But the Paris Climate Accord is another bad deal negotiated by the Obama Administration, and America should applaud Continue reading T. Good Opening Can Be a Scholarship

Bruci Raul Lopez, 22, a senior, has a chess scholarship at the University of Maryland, Baltimore County. Credit Steve Ruark for The New York Times

In the competition for the best students, colleges and universities are always looking for an edge. This year, Texas Tech University. in Lubbock, is trying a novel approach: offering scholarships to prospective students who are also elite chess players. With the scholarships, officials hope to attract students who might not otherwise apply to the university, which is part of the state system.

“To be quite frank, Tech is not Harvard and we have to compete really hard for the best students,” said Dr. Haraldur Karlsson, an associate professor of geosciences at the university who is also the chess club’s adviser. “And there tends to be a link between good chess skills and good academic skills.”

This year, Dr. Karlsson said, the university selected seven recipients for the scholarships. One is enrolled at Texas Tech, but six are prospective applicants, three from overseas.

“We are accessing a different pool,” Dr. Karlsson said. “We are getting them to look at us.”

Texas Tech joins a small group of institutions that have decided that good chess players are likely to succeed academically, and that offering chess scholarships can elevate a college’s reputation. The University of Connecticut’s engineering school, hoping to lure applicants away from the country’s top engineering programs, also began offering chess scholarships this year.

Other institutions with such programs include the University of Maryland, Baltimore County, and the University of Texas at Dallas, each part of its state’s public university system. According to Jim Stallings, director of the Texas program and also chairman of the college committee of the United States Chess Federation, the governing body for chess in this country, there are “10 or so” such programs nationwide.

Founded in 1985, Maryland’s program is one of the oldest in the nation. Dr. Alan Sherman, the program’s director since 1991, said university officials supported the scholarships not only to attract good students but also to raise the profile of the institution. Dr. Sherman estimated that the program cost about $250,000 a year.

For that investment, the university has one of the most successful chess teams in the country. It has won the Pan American Intercollegiate Team Chess Championships, the elite event in college chess, many times, including in 2005. The other big winner nationwide is the University of Texas at Dallas.

Dr. Sherman said having a successful chess team benefited the university. “I see the competitive team as a means towards a more important end, which is bringing smart people to campus who will do things in math and science and other fields,” he said.

Usually, Dr. Sherman said, there are eight students on chess scholarships. The best scholarships cover tuition, room and board, and are worth $69,400 over four years. For that package, Dr. Sherman said, a student must meet several requirements, including maintaining a grade point average of at least 3.0 and achieving nearly a grandmaster rank in chess.

Katerina Rohonyan, 22, from Ukraine, is a computer science major at Maryland-Baltimore. Credit Steve Ruark for The New York Times

Katerina Rohonyan and Bruci Raul Lopez have such scholarships this year. Ms. Rohonyan, 22, a junior originally from Ukraine, is a computer science major. After she graduates, she said, “I think I will probably work, but I will try to play chess more often.”

Mr. Lopez, 22, a senior born in Cuba who is an information systems major, said he wanted to get a job in his field of study. “I can always play chess,” he said.

Mr. Stallings, the director of the University of Texas at Dallas program, founded in 1996, said it was intended to attract better students, and “was publicity because we don’t have a large football team.”

The university now awards about 25 chess scholarships, Mr. Stallings said, but he added that not every member of the chess team had one.

Nelson M. Lopez II, a freshman from North Carolina who won the 2006 national high school championship, said he applied to the university because of the strong team. “It was a real big deal,” said Mr. Lopez, who does not have a chess scholarship but instead has a full academic scholarship.

The financial value of a chess scholarship is often substantial. At Texas Tech, for example, for out-of-state or foreign residents, the scholarship covers about 75 percent of tuition; for in-state students, it covers 25 percent.

Scholarship winners generally come to the notice of universities by playing in chess tournaments nationwide or even worldwide. The University of Connecticut’s engineering school in Storrs, for example, awarded its scholarships, which are for four years, to the top three finishers in a tournament on campus in September. The institution plans to hold another tournament in October to offer three more scholarships.

But chess scholarships have not met with success at every institution. Morehead State University in Kentucky offered such scholarships for two or three years but discontinued them this year, said Carol Becker, director of financial aid. She said officials decided that having a separate scholarship for chess players made no sense.

“We don’t have a chess team or a chess club, and we concluded that someone who played chess would probably have the analytical skills to qualify for our institutional scholarships,” Ms. Becker said.

In the end, she said, “We weren’t really getting a lot of bang for the buck.”

    Lubbock Hotels And Motels

Reasonably priced and clean, near to Texas Tech. Rooms are small, and the bathroom inconveniently small (the tub and toilet are in a closet next to the sink area). In our room, the bathtub drained slowly. Room has basic cable and adequate wifi. There’s only one set of elevators at one end of the building and both cars make slightly alarming noises and slightly lurch when they start. The breakfast is uninspired: bagels, toast, cereal, plastic-packaged muffins, and hot waffles (in the shape of Texas!). Front desk staff was very friendly and engaged, although I had no real problems to test them with. The two maids I talked to were also very friendly and helpful.

    Nice place to stay

On a trip to San Antonio I stopped here for the night. The staff was very friendly and helpful. I enjoyed my stay there and found the room to be very clean and very well maintained. I highlty recommend this place. I found other motels on my trip that were more expensive and not as clean or as well maintained. I laso found other motels that were comparable in price that were not as clean or as well maintained too. For the price and location, this is the place to stay.

I reallenjoyed my stay at this holtel. It was very clean, quiet and comfortable for the price. I have spent allot more for similar rooms. I will stay there again next time i am in the area for sure!!

    Austin Motels

We had an extended stay. Office and Maintenance Staff very helpful and gracious. Housekeeping Staff lacked English speaking skills so it was difficult to communicate need of towels and toilet paper. Dryer broke during stay, difficult to share one dryer with numerous people trying to do laundry. Pet friendly, excellent amount of green space to take dog for walk around hotel perimeter. Plenty of parking. Surprised with the amount of hotel guests who smoked. At times, motel room smelled of cigarette smoke. It is a nonsmoking motel. Wifi caused laptop to work slow, kept losing connection. Would stay again, highly recommend the motel. If any concerns during a stay, don’t hesitate to speak to the office, they wanted to make our stay comfortable.

I had never visited Austin and knew nothing about it. On our way out of the airport, I said lets check out the hotel first so that if it is a dump, we can search for some other accomodation Were we ever so pleasantly surprised. A little hard to and in a commercial zone, but the hotel itself was great. The staff extremely helpful and Victor was just great. I would definitely stay there again. Nice little breakfast. You make your own waffles in a proffessional waffle iron from prepared batter. Fruit, cereal, other stuff. and great tasting coffee. What else is ther to say? Best Feature: Cleanliness and overall great condition

Nice, clean, very quiet place, with very friendly staff and a pretty good breakfast. The assistant manager Gloria is truly an asset to the hotel, very friendly, professional, and quick to resolve any problems or issues, and very knowledgeable of the Austin/Pflugerville area. Like the spacial arrangement of the beds and flat screen TV. My only complaint was that it was hard to find the turn-off from I-35 at night when I first tried to find the place. Will definitely stay here again.

OnlineAutoInsurance.com provides online car insurance quotes in TX. For those looking to save money on automobile coverage, the best way to do so is to compare multiple quotations from various companies. The good news is that the quote form provided above allows motorists to compare rates and coverage from insurers such Progressive, Infinity, AIG and more. Texas auto insurance quotes are determined by a few factors, including driving record, garaging address, the type of vehicle to be insured, accident and claims history, the driver s age, the type of use for the automobile-such as use during work or just to commute-along with other factors. The price that one can expect to pay for a policy is based on the risk that the applicant poses which is determined by the above items. The industry consensus is that the more violations on a person s driving record, the more likely he or she is to have an accident, which is why coverage can be more expensive when tickets or accidents are reflected on a policyholder s driving record.

How to find cheap online auto insurance quotes in Texas

Having no violations-such as tickets or accidents-on a driving record will be a great benefit when searching for inexpensive rates in the Lone Star State. If motorists have a clean driving history, they are viewed as less of a risk to insurers and are therefore rewarded with cheaper premiums.

Comparing multiple rates from various providers is an effective way to finding savings and cheap TX car insurance policies. Now, drivers can complete this task with one simple process and a few clicks of the mouse. By completing a brief questionnaire, consumers will be provided with numerous quotations from reputable insurers to compare from and save.

If in the market for comprehensive and collision coverage, which is commonly referred to as full coverage, one can consider high deductibles, such as $1,000, in order to reduce premiums. In most cases, the higher the deductible, the lower the premium. However, one should keep in mind that the amount chosen as a deductible is the amount that would have to be paid before receiving compensation after filing a claim.

Many companies have discounts available that may or may not be offered to a particular driver. Prior to buying Texas auto insurance policies, be sure to ask for any discount that one might qualify for such as driving a low number of miles, having anti-theft devices, safety features equipped, good grades and more. For more information, see the articles, frequently asked questions and news section provided below to help answer questions one may have during the comparison-shopping process.

Criminal conduct, investigation, or charges may result in significant ramifications to your current financial position and future career, reputation and liberty. It is critical that you do not talk or communicate about your case to anyone or prepare any evidence until you have the case reviewed by a Criminal Lawyer with the right mix of experience, judgment, analytical skill and knowledge. This will provide you the ability to determine your situation, what the evidence will probably prove, and identify any risks or options you have.

After reviewing your case, there is no substitute for speed, and timing and decisions in the criminal justice system to achieve the best result possible. The government will be using every possible investigative tool to assemble the case. Prosecuting a criminal case consists of gathering crime facts in the light most prejudicial to the Defendant: i.e. putting together a case. Defending a case consists of casting doubt upon or actually disproving the Defendants responsibility for either the commission of the crime or its aggravating features: i.e. taking apart a case. Knowing exactly how to utilize and examine this process may keep you out of court system altogether, failing can cripple you for life. This requires confidence, intelligence and most importantly, experience in prosecuting and defending cases similar to yours. Without this unique ability and experience of the entire process and system you can be left without the best result in your case.

In some cases, many offenses can be proven by the State (or, in federal cases, by the Government). Knowing this, to obtain the best result for your case requires a unique strategy. We have developed extensive expertise in punishment mitigation or damage control. If investigation establishes that your guilt can clearly be established upon a trial, we have the resources and credibility to create a plea to cut exposure to a minimum, or identify an acceptable alternative to confinement, or at a minimum, show why a lesser punishment is appropriate.

If you, a business associate, client or a member of your family is in need of assistance, please contact us at the Dallas, Texas office. Allow us to review the case, at no risk or cost. Please refer to the FAQ to receive additional information.

Basics of Texas Auto Insurance #factoring #texas

    #

    The Basics of Auto Insurance

An auto insurance policy is actually a contract between you and your insurer. Texas requires all personal automobile policies to offer minimum limits of liability of:

    • $30,000/$60,000 Bodily Injury and $25,000 Property Damage

In addition to offering the minimum required limits, Standard Insurance offers other limits to fit your insurance needs.

Liability Insurance: Liability is the coverage that will pay for bodily injury and property damage caused to a third party as a direct result of negligence by an insured driver. Liability is required in order to operate a motor vehicle inside the state of Texas. The Property Damage portion of liability pays for the repair or replacement of the actual damage done to someone else s property. Bodily Injury coverage is the portion of liability that will pay for injuries to others as a direct result of negligence by an insured driver.

Comprehensive Collision Coverage. Collision coverage protects your insured vehicle in the event of an accident whether you are considered at fault or not. Collision coverage pays for damage to your vehicle in the event your vehicle is damaged by an uninsured or underinsured motorist.

Comprehensive coverage will pay for damages to your vehicles that result from causes other than a collision. These may include damages from theft, fire, vandalism, natural disasters or striking an animal.

Replacement Cost vs Actual Cash Value: Texas Personal Automobile Insurance policies are issued on an Actual Cash Value basis unless otherwise stated.

Actual Cash Value is the amount it would take to replace your vehicle or repair damages to your vehicle with materials of similar kind and quality factoring for depreciation. Depreciation is the decrease in vehicle value because of age or wear and tear.

Replacement cost is the amount it would take to replace your vehicle or repair damages with materials of similar kind and quality without factoring for depreciation. Depreciation is the decrease in vehicle value because of age or wear and tear.

Uninsured Motorists Coverage: Uninsured Motorists coverage pays for your damage incurred if you re struck by someone who doesn t have auto insurance. This coverage is not required in Texas.

Underinsured Motorists coverage will also protect you if the driver who causes more damage than his or her liability coverage can cover.

    PIP Add-on Features:

PIP coverage: Personal injury protection is a form of medical payment protection that is not required in Texas.

Add-on Features: Supplemental auto coverage features are sometimes available, as separate premium items. 1. Towing and Labor covers charges in case of a vehicle breakdown.

    Plumbers in San Antonio, TX

    San Antonio Plumbing

Plumbing emergencies are not something that a homeowner can afford to ignore and the proper operation of plumbing systems is essential for the daily activities of a household to take place. That is why it is no surprise that over 500,000 plumbers across the country service homes every day and that the profession is growing at a rate of about 12% each year.

There are more than 34,000 plumbers in the state of Texas, and 2,080 in San Antonio alone serving a population of 1.4 million. As such, residents of of the city have their pick of plumbing professionals to work in their homes in emergencies or to help them with renovations and upgrades.

Service Areas in San Antonio Covered by Plumbing Professionals

San Antonio is the second largest city area in the state of Texas and home to almost 1.5 million people. Known by many as a large city with a small town feel, it sits at the southern edge of Texas’s Hill Country. Its streets and roads follow the spoke pattern of a 19th-century wagon wheel, with the inner loop formed by I-410 and the outer loop formed by Highway 1604. Within those spokes are a variety of neighborhoods that house everyone from Mexican immigrants, to upper middle class professionals, to “old money” Texas families. Here are six of the most popular areas within San Antonio which plumbers popularly service:

Though it is only 10 minutes from downtown, Alamo Heights has a very quiet feel and is home to many of San Antonio’s elite, “old money” families and their large, expansive homes, many of whom have lived in the area for generations. Originally established in 1890, Alamo Heights features a variety of high-end shops and restaurants along with the Witte Museum, San Antonio Botanical Gardens, and Brackenridge Park.

The city s first official suburb, the King William area was first settled in the mid to late 19th century and still boasts many restored homes and buildings from that era. Also referred to as “Southtown,” King William has recently undergone a regentrification as young professionals and families have set about restoring these old homes. It is located just south of the downtown area.

Located directly north of downtown, the Monte Vista neighborhood was first settled by wealthy cattlemen and politicians in the early 20th century. Home to both Trinity University and San Antonio College, Monte Vista has a lot of rental properties and a wealth of young residents and is well known for its nightlife district known as The Strip.

While the average home price in San Antonio overall is $140,000, homes in Stone Oak are much more expensive, averaging about $350,000. This is a true suburb with a growing popularity thanks to high-rated schools and family-friendly features such as strip malls and box stores. This is a popular area for families where large homes with little surrounding acreage abound.

In many ways the “new” King William, Mahncke Park is another worn down area of the city enjoying a revitalization at the hands of young people with an eye for old bungalows and architectural revival. Immediately adjacent to downtown, Mahncke Park is home to San Antonio’s Kiddie Park, a popular area for birthday parties.

Just outside of the city proper, Helotes, which is Spanish for “corn” is a more rural area where families often move if they want larger pieces of land. Featuring newer homes, often with horse stables and other elements of the Texas ranching life, Helotes is a more rugged area of San Antonio with its own Main Street and particular country charm.

Local Cost Information for Plumbing Services in San Antonio

There are two main types of plumbing services, general plumbing, also known as emergency plumbing and contractor plumbing. General plumbing services happen on existing plumbing fixtures, often in an expedited manner, in order to prevent further damage from taking place and include everything from a clogged drain, to a leaky faucet, to burst pipes. Contractor plumbing occurs when new systems are added into a home, either on its initial build or during a renovation or upgrade process. This includes installation of systems and plumbing parts such as faucets, pipes, water heaters, pumps, and more.

The cost of plumbing jobs vary widely, with factors such as the timing of the incident and the experience of the plumber, all contribute to overall cost. The Bureau of Labor Statistics reports the median hourly wage of a plumber in San Antonio for these services is $20.59, which is a bit lower than the national average of $24.36. Licensing and Insurance Requirements for Plumbers in San Antonio

The state of Texas as specific laws regulating the operation of plumbing professionals within its municipalities and especially those working in buildings and homes utilizing public water and sewer systems. This includes both licensing as well as insurance requirements.

    Plumbers Licensing Requirements

Anyone working inside a municipality and on public water and sewer systems within the state of Texas must be licensed to do so. Plumbing professionals are licensed by the state and defined at one of four levels according to their qualifications and experience:

    • Plumber’s Apprentice: This is a non-licensed position. A plumber’s apprentice must register with the state, however, and work under the supervision of a licensed Master Plumber
    • Tradesman Plumber-Limited: This is the first level of licensed plumbing positions in Texas. Tradesman Plumbers must complete 4,000 hours, about 2 years, as a Plumber’s Apprentice before sitting for the licensing exam.
    • Journeyman Plumber: To qualify to sit for the Journeyman Plumber’s license exam in Texas, plumbing professionals need to have 8,000 hours or 4 years of plumbing experience, either as an Plumber’s Apprentice, a Tradesman Plumber, or both.
    • Master Plumber: To qualify to sit for the Texas Master Plumber exam, plumbers must currently hold a license as a Journeyman Plumber in Texas or another state for at least one year.

Each level of plumbing license in the State of Texas comes with an increase in hourly pay for plumbers. Therefore, homeowners must balance the increased cost of a higher-licensed plumber with the need for experience when completing a specific project.

The Texas licensing board has different insurance requirements for plumbers based on their license. Both a Tradesman Plumber and a Journeyman Plumber have no requirements to carry liability insurance. However, a Texas Master Plumber is legally required to carry liability insurance. Within a plumbing company, the insurance of the qualified Master Plumber may cover those working for him or her. It is the responsibility of the homeowner to check with the Texas State Board of Plumbing Examiners (TSBPE) regarding the insurance status of a plumber or plumbing company before hiring them to do work on their home.

How Plumbing Systems Impact the Value of a Home in San Antonio

Plumbing is a crucial system for any home. Plumbing systems are responsible for bringing fresh water in and taking wastewater out and any disruption in that system from a leak to a clog can cause huge problems. Homes need plumbing systems to work properly not just because they are essential in performing tasks such as taking a shower, but because a small problem, such as a leaky pipe, can quickly spiral into a major disaster as water damage can cost thousands of dollars to repair and lead to other issues such as mildew and mold.

Proper maintenance of plumbing systems is therefore an essential element of responsible homeownership and it is also important to make sure any upgrades or renovations that include plumbing are properly installed and secured in order to avoid those aforementioned emergencies in the first place.
